Job summary

AIR Communities is seeking an Apartment Maintenance Manager for Farrington Midtown in Atlanta, GA. The role leads a maintenance team, oversees property upkeep, and ensures resident satisfaction at a premier community.

The position offers an $85,000–$90,000 yearly package with a 15% target bonus, on-site apartment living options, and comprehensive benefits. Flexibility and strong organizational skills are essential.

Qualifications

• At least 3 years of technical maintenance and facilities management in property management.
• 1-3 years of experience leading a team in customer service and asset maintenance.
• A reliable mode of transportation.
• Ability to work a flexible schedule including evenings, weekends, 7-day weeks, and on-call shifts (at least one week a month).
• Comfort with physical activity and ability to move heavy equipment and machinery.
• Ability to read, write, and speak English.

• Lead and develop a team of 1+ direct reports.
• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests.
• Communicate property maintenance and capital needs to management and ensure needs are addressed.
• Ensure property compliance with AIR operating procedures, regulations, and Environmental Health & Safety guidelines.
• Manage budget to maximize ROI while maintaining quality and service.

What We Offer

AIR offers attractive compensation packages that reward performance including:

• Expected pay rate of $85,000 - $90,000annually + 15% target bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
• Quarterly Customer Service Satisfaction Bonuses. Service Managers who excel at consistently providing positive resident experiences can earnup to $250per month.

What You Will Do
