Job summary

Openkrill, based in New York, seeks a senior design leader to shape the vision for a portfolio of luxury residential and resort developments. You will oversee concept through construction, guiding architects, interior designers, and landscape teams while aligning with sales, finance, and executives.

You will manage budgets, schedules, and approvals, drive design quality, and lead cross-functional teams to deliver high-value properties that attract discerning buyers and investors.

Qualifications

• At least 12 years in architecture, interior design, or design management.
• 7+ years on owner/developer side in luxury residential real estate.
• Ability to lead multiple design consultants and teams.
• Strong understanding of market-driven design and pricing impact.
• Experience with zoning, planning, and approval processes.

Responsibilities

• Define design vision and product strategy for luxury developments.
• Lead architect, interior designer, landscape, and consultants.
• Direct massing, façades, finishes, and outdoor environments.
• Manage design budgets, schedules, and value engineering.
• Create sales and marketing materials to reflect design vision.
• Build and mentor an internal design team and align with executives.
