Job summary

Pinnacle Real Estate Advisors, LLC in Denver seeks a Senior Transaction Manager to own listings from underwriting through closing and to coordinate between brokers, marketing, and clients. You will manage multiple listings with analytical thinking and strong client interaction in a fast-paced, in-person office.

The ideal candidate has 3+ years in transaction management or commercial real estate, knowledge of multifamily operations, and proficiency with CRE platforms and CRM tools.

Qualifications

  • Bachelor’s degree in business, finance, real estate, or a related field preferred.
  • Active Colorado real estate license preferred.
  • Three or more years of transaction management or commercial real estate experience, multifamily experience preferred.
  • Knowledge of multifamily building operations, operating statements, and market fundamentals.
  • Proficiency with Microsoft Office and Adobe Creative Cloud; Constant Contact.
  • Familiarity with AI platforms and CRE platforms like CoStar/Buildout/Crexi/LoopNet; familiarity with CRM systems.

Responsibilities

  • Prepare listings agreements, renewals, CO Division of Real Estate forms, addenda, and LOIs; ensure state compliance.
  • Oversee active listings, client communication, and keep marketing tools organized.
  • Draft contracts and summaries; track critical dates and terms; manage deadlines.
  • Coordinate inspections, appraisals, and third‑party reports; flag issues early.
  • Coordinate closing handover, title statements, rent rolls, and prorations.
  • Maintain CRM lists and production reports; support marketing materials and campaigns.
  • Assist with underwriting listings and proposals; verify financials through closing.

The Role

The Senior Transaction Manager works directly with a top-producing brokerage team focused primarily on investment sales. This person owns each listing from underwriting and marketing production through contract and closing, and serves as the liaison internally between the brokers and our marketing and research teams, and externally between the brokers and our clients.

The ideal candidate is an organized, conceptual thinker with analytical and creative problem-solving skills, exceptional interpersonal skills for extensive client and broker contact. You anticipate what the team needs before they ask, stay calm under deadline pressure, and are trusted to run multiple concurrent listings and sales with minimal oversight.

Key Responsibilities

Listings and Compliance

  • Prepare listing agreements, renewals, Colorado Division of Real Estate forms, addenda, and LOIs
  • Ensure Colorado Real Estate Commission compliance using a transaction checklist

Marketing Process

  • Oversee active listings and client (buyer/seller) communication, keeping marketing tools and contact records organized
  • Coordinate property showings with sellers and management (tours conducted by licensed team members)

Contract and Due Diligence

  • Draft contracts and counterproposals and summarize critical dates and non-standard terms
  • Confirm earnest money, track contract deadlines, and deliver seller due diligence documents with proof of delivery
  • Arrange inspections, appraisals, and third-party reports, and flag physical or title issues

Closing and Handover

  • Coordinate management handover, including service contract and utility transfers
  • Work with title on settlement statements, rent rolls, deposits, commission invoices, and prorations
  • Prepare post-closing press releases and coordinate client closing gifts

Client Management and Collaboration

  • Maintain buyer and seller lists in the CRM and email distribution lists
  • Produce seller marketing activity reports
  • Maintain trackers for listings, proposals, comps, BOVs, and closed deals

Production and Marketing Materials

  • Liaise between brokers, PREA’s marketing department, and clients on offering materials/brochures, including investment highlights and narrative text
  • Assist with brochures, proposals, email campaigns, and recurring marketing pieces (Buildout, Constant Contact, Canva, Adobe), with quality control on all materials
  • Keep listings current on CoStar, LoopNet, Crexi, MLS, and other platforms, and route leads promptly

Financial Analysis and Valuation

  • Assist with underwriting listings and proposals, and error-check analyses before they go to brokers or clients
  • Verify property financials through closing, scrub sensitive data before it goes to buyers, and request loan quotes and O&E reports
Qualifications
  • Bachelor’s degree in business, finance, real estate, or a related field is preferred
  • Active Colorado real estate license is preferred
  • Three or more years of transaction management or commercial real estate experience, with multifamily investment sales experience preferred
  • Knowledge of multifamily building operations, operating statements, and market fundamentals
  • Proficiency with Microsoft Office (Excel, Word, PowerPoint, Outlook), Adobe Creative Cloud (InDesign and Photoshop) and Constant Contact
  • Familiarity with AI platforms
  • Experience with commercial real estate platforms such as CoStar, Buildout, Crexi, and LoopNet, and a CRM (RealNex, Apto, Salesforce, AscendixRE, or similar)
  • Exceptional verbal and written communication skills
  • Detail-oriented, with excellent organization and the ability to multitask and prioritize
  • Strong ethical integrity and a commitment to confidentiality
Compensation & Benefits
  • Competitive base salary of $70,000 to $130,000 per year, based on experience and qualifications, plus bonus potential
