The candidate will perform advanced title research, identify ownership interests, and prepare accurate title documentation while guiding less-experienced staff and coordinating with project teams. Strong communication and independence are valued.

Qualifications

• Five or more years of progressively responsible experience in title abstracting.
• Familiarity with multi-jurisdictional title research and recording systems.
• State-specific title or right-of-way certifications preferred, where applicable.
• Working knowledge of public infrastructure, utility, or transportation projects preferred.

Responsibilities

• Plan and execute title research tasks with minimal supervision.
• Serve as a technical resource to project managers and junior title abstractors.
• Provide input on title-related risks, acquisition strategies, and project schedules.
• Perform detailed title research for rights-of-way acquisitions including easements and licenses.
• Examine deeds, plats, easements, liens, mortgages and other title instruments.
• Identify encumbrances and title defects impacting acquisition or construction.
• Coordinate with surveyors, engineers, and attorneys to resolve issues.
• Conduct courthouse, online, and third-party research across jurisdictions.
• Maintain organized title files and perform quality checks.
