Job description

The Senior Superintendent is responsible for the overall leadership and oversight of the project, ensuring successful execution across all phases of construction. This role provides direction and coordination for multiple Dellbrook | JKS staff members, subcontractors, and various scopes of work while maintaining alignment with project goals, schedules, quality standards, and safety requirements.

The Senior Superintendent serves as a leader, coach, negotiator, and arbitrator, fostering collaboration and accountability across the project team. The leadership, communication, and decision-making demonstrated by this individual are critical to the successful delivery of the project and the overall client experience.

Responsibilities
  • Responsible for understanding and implementing the Field Standard Operating Procedures as well as an understanding of all other departments’ SOPs.
  • Oversee, manage, and document all day-to-day job site activities.
  • Manage field personnel according to the Construction Management plan.
  • Provide feedback on performance for team members and mentor less experienced staff.
  • Communicate issues, events, performance, and progress on a regular basis to the Project Manager/GS.
  • Oversee & manage multiple superintendents on a single project.
  • Report any problems promptly to the Project Manager/GS to facilitate the most cost-effective solutions.
  • Establish effective working relationships with clients internally & externally.
  • Work with the General Superintendent, Project Executive, and/or Project Manager on matters pertaining to materials, sequencing, scheduling, and personnel.

Project Start-Up/Turnover Meeting
  • Identify pre-mobilization activities in conjunction with the General Superintendent, PX, and the Project Manager.
  • Develop the Construction Schedule with Project Manager and review with and obtain approval of the General Superintendent and PX.
  • Drive/Manage completion schedule process per SOP.
Safety
  • Schedule all Subcontractor safety pre-construction meetings prior to them starting work on the project.
  • Confirm all subcontractors have a full set of SDS sheets, site specific safety plan and current insurance certificate prior to allowing any subcontractor to perform any work on site.
  • Review the project daily to ensure that all activities are being performed in accordance with all OSHA regulations and the project site specific safety plan and contract documents.
  • Be an example of exemplary safety processes and procedures. Train other Superintendents how to best implement them.
  • Work closely with DBJKS Safety & Risk Management Team.
Scheduling
  • Establish and implement the Project Baseline Schedule using MS Project with PM based on the project contracts and subcontractor input, considering all contract requirements.
  • Update Project Schedule monthly with Schedule Consultant & PM and review with the project team.
  • Update the three-week look ahead schedule weekly.
Quality Management
  • Lead Monthly QC Meeting with the Team
  • Ensure that all pertinent First Inspection & Div. Inspection for the project are established and set up in Procore.
  • Develop & Understand the QAQC SOP. Guide the team with implementation.
  • Be Conscience & Transparent with issues.
Sub-Contractor and Site Management
  • Manage site pre-construction utilizing the CMP which includes, but not limited to the pre- construction survey, job site utilization and staging plans.
  • Meet with all City Officials as required to obtain all necessary permits for construction and Certificate of Occupancy.
  • Assign Responsibilities to the field staff and ensure they are being completed in a timely manner with a high level of quality.
  • Must Drive worklist/punch list & project closeout to completion.
  • Understanding of Procore
  • Ensure all team members are performing to established expectations.
  • Mobilize the field office and maintain the job site to Company standards.
  • Organize all project documentation of the job site for easy access and review according to company standards.
  • Manage subcontractor performance to a high level of quality.
  • Work with Project Team to identify and resolve project challenges such as manpower issues, construction changes, scheduling, etc.
  • Manage CM# Process.
Meeting Management
  • Attending project turnover, mobilization, and project coordination meetings.
  • Attend/chair monthly QC Meetings.
  • Attend monthly Pre-Budget Meetings.
  • Attend/chair MEP Coordination Meetings.
  • Attend/chair safety pre-construction meetings.
  • Attend/chair weekly foreman and safety meetings.
  • Attend/chair monthly schedule review meetings.
  • Attend/chair closeout meetings.
  • Attending owner meetings.
  • Attend Quarterly Superintendent Field meetings.
Administrative Management
  • Complete daily reports and maintain logs of key activities, files, and shop drawings.
  • Manage the quality and condition of all material deliveries.
  • Maintain required safety reporting and all other required files to company SOPs.
  • Insure that as-built working drawings are maintained as well as the current drawing log and revision log, communicating this to the subcontractors.
