Job summary

Maxus Properties LLC seeks a Senior Regional Manager to own the operating and financial performance of a multi-state portfolio, develop 2–3 Associate Regional Managers, and drive NOI, occupancy, resident experience and asset value.

You will partner with owners and investment partners, lead acquisitions and takeovers, oversee third-party managers, and drive capital projects across markets while ensuring compliance and staff development.

Qualifications

• 8+ years of multifamily management experience.
• 4+ years in a regional role overseeing 2,500+ units across multiple markets.
• Proficiency with RealPage OneSite and advanced Excel.
• Valid driver's license and ability to travel overnight.

Position OverviewThe Senior Regional Manager owns the operating and financial performance of a multi-state portfolio ofMaxus owned, REIT and third-party owned communities. This leader develops 2 to 3 Associate RegionalManagers and, through them, every on-site team, while driving NOI, occupancy, resident experience andasset value. The role is a primary contact for owners and investment partners and plays a hands-on partin acquisitions, dispositions and takeovers.Essential DutiesLeadership• Coach and hold accountable Associate Regional Managers and Community Managers throughKPI scorecards, one-on-ones, site visits and reviews; build succession plans for high performers.• Partner with Associate Regional Managers and HR on hiring, discipline and terminations, andkeep staffing and payroll right-sized to each community.• Enforce Maxus policies and operating standards across the portfolio.Financial and Revenue Performance• Own NOI and budget-to-actual results; prepare annual operating and capital budgets for finalreview by the Executive VP of Operations.• Review monthly financials (T12, variance, GL detail), write variance commentary and requirerecovery plans when properties fall behind.• Set pricing, renewal and concession strategy with revenue management and monitor leasing,occupancy and retention weekly.• Track delinquency and bad debt with the CORE Team; approve invoices and capital spend withinauthority limits and ensure management fees are collected.Owner Relations and Growth• Deliver accurate, on-time owner reports and business plan updates while honoring eachmanagement agreement.• Oversee third-party management companies on asset-management-only properties.• Support acquisition due diligence and budgets, lead takeovers (staffing, vendors, OneSiteconversion, 90-day plan) and prepare assets for sale.Operations and Compliance• Inspect properties regularly; hold final approval on down-unit designations and monitor turntimes, work orders and preventive maintenance.• Oversee capital projects with the Regional Maintenance Director and Construction Manager,and negotiate vendor contracts.• Resolve escalated resident issues and drive online reputation.• Ensure compliance with Fair Housing, landlord-tenant law, local codes and insurancerequirements; manage claims and legal matters with counsel and HR.• Champion new technology and efficiency initiatives with site teams.Success MeasuresNOI, revenue and expenses vs. budget; occupancy and leased percentage; renewal retention;delinquency and bad debt; turn times and down units; online reputation; and staff retention.This description is not an exhaustive list of duties and may change at the discretion of Maxus Properties.QualificationsRequired: 8+ years of multifamily management experience, including 4+ years in a regional roleoverseeing 2,500+ units across multiple markets; budget preparation and owner reporting experience;proficiency with RealPage OneSite and advanced Excel; valid driver's license and ability to travelovernight.Preferred: Bachelor's degree in Business, Finance or Real Estate; experience with acquisitions, takeoversand lease-ups; third-party management experience; Texas or Florida market experience.Key competencies: financial acumen, developing leaders, clear owner communication, data-drivenproblem solving, negotiation and sound judgment under pressure.
