Job summary

Cullinan Properties in Oak Brook, IL is seeking an experienced full-time Project Manager to lead day-to-day project management and tenant coordination from inception to turnover across retail, multifamily, and mixed-use developments.

You will oversee design, estimating, scheduling, permitting, and construction while coordinating with internal teams, tenants, and municipalities to ensure on-time, on-budget delivery and successful project outcomes.

Qualifications

• Bachelor’s degree in construction management, engineering, architecture, real estate development, or related field preferred.
• Minimum 5 years of commercial real estate development and/or construction management experience required.
• Experience with ground-up commercial, mixed-use, retail, hospitality, multifamily, or large-scale master-planned developments.
• Strong understanding of vertical construction, infrastructure improvements, site/civil development, and entitlement processes.
• Experience coordinating retail tenant improvements is highly preferred.

Responsibilities

• Coordinate landlord improvement work, redevelopment or build-to-suit efforts from inception to turnover, including oversight of design, estimating, scheduling, and contracts.
• Prepare budgets, schedules, and cash flow forecasts; monitor costs and change orders.
• Manage consultants, review proposals, and coordinate scopes; oversee deliverables.
• Track leasing milestones and TA distributions; liaise with accounting for payments.
• Interface with municipalities for permits and approvals; ensure compliance with budgets and timelines.
• Provide timely reporting to ownership with risks and recommended actions.
