Qualifications

• 8 to 10+ years of progressive real estate development experience, with direct management of land acquisition, horizontal development, utilities, and complex entitlements.
• Deep understanding of land acquisition mechanics, contract negotiations, site control strategies, and regional incentive structures.
• Ability to translate complex civil constraints and land economics into clear strategic decisions for executives and municipalities.

Responsabilités

• Lead land acquisition, site selection, and due diligence for complex industrial, commercial, and sports assets.
• Direct horizontal due diligence, feasibility, and utility capacity assessments before land closing.
• Conduct land development financial modeling and manage budgets and pro formas tailored to turnkey user specs.
• Navigate AHJs to secure zoning approvals, annexations, and public incentives; negotiate infrastructure cost-sharing and tax incentives.
• Oversee civil engineering, environmental, and site planning consultants from planning to final platting and civil documents.
• Guide pre-construction and hand-off to vertical teams, ensuring padded-ready sites transition to building construction.
• Drive Target Value Design to optimize mass grading, earthwork, and site utilities for speed-to-market.
