Job summary

Project HOME seeks a Senior Property Manager to oversee multiple affordable housing communities and support residents within our blended housing model. You will lead property operations, ensure HUD compliance, manage budgets, leasing, and reporting while coordinating with Residential Managers and Supportive Housing staff.

As a Senior Property Manager, you'll oversee the management and performance of multiple affordable housing communities while supporting residents through Project HOME's unique supportive housing model.

This role combines property management leadership, affordable housing compliance, financial oversight, facilities management, and staff supervision. You'll work closely with Residential Managers, Supportive Housing staff, vendors, residents, and community partners to ensure properties remain safe, welcoming, and financially sustainable.

  • Schedule: Full-Time | Mon-Fri (8AM-4PM) or (9AM-5PM) | Hybrid Eligible (Up to 1 Remote Day Per Week)
  • Compensation: $71,035 annually
What You Will Do:
  • Oversee daily operations of assigned properties within Project HOME's blended model, which integrates property management and supportive services. This includes leasing, certifications, evictions, and marketing while ensuring compliance with HUD requirements, Fair Housing laws, and organizational policies. Manage leasing and recertification processes in alignment with Project HOME's policies and the Aff?
  • Provide leadership and supervision within the property management team. Prepare and submit required monthly, quarterly, and annual reports.
  • In the absence of a Director within the Supportive Housing Department, the Senior Property Manager will assume interim responsibilities. This includes but is not limited to assisting with resident grievances and denied applicants appeal hearings.
  • Operate assets in alignment with Project HOME policies, ensuring timely and accurate submission of accounts payable, purchase orders, invoices, and credit card reconciliations.
  • Review monthly budget-to-actual reports, provide variance explanations, and actively participate in the annual budgeting process to support financial transparency and planning.
  • Maximize economic occupancy by managing unit turnover, waitlists, rent collection, and special claims processing, maintaining accountability for financial performance across the assigned portfolio.
Facilities Management
  • Coordinate preventive maintenance and manage work orders for assigned properties, ensuring timely and effective responses to routine and emergency situations.
  • Assess and recommend non-recurring maintenance, capital replacement projects, and property improvements to enhance both curb appeal and overall building condition, supporting long-term functionality and aesthetics in preparation for the annual operating budget
  • Manage janitorial inventory for site supplies, ensure work orders and unit turnovers are completed per policy, and conduct regular property inspections to identify and resolve building issues.
  • Serve as the designated emergency contact for the site, coordinating response and communication during urgent situations. Responsibilities include:
  • Maintaining awareness of staff and visitors who are onsite at any given time
  • Utilizing sign-in and sign-out logs to account for all personnel and visitors during emergencies
  • Identifying and reporting individuals who may be unaccounted for
  • Supporting implementation of site-specific emergency procedures
What You Will Bring:
  • High School Diploma or GED with at least 7 years of experience in affordable housing property management; including a minimum of 4 years in a supervisory role.
  • Expertise in HUD, LIHTC, or other subsidized affordable housing programs.
  • Able to manage multiple properties simultaneously.
  • Familiarity with property management software and responsiveness to after-hours emergencies.
Core Skills:

Strong computer literacy, excellent verbal and written communication, and strong organizational skills.
