Job description

The Senior Property Manager reports to the General Manager and/or Regional Director and is responsible for the overall management and maintenance of an assigned asset, including all financial aspects of the portfolio. The Role ensures that all income due to the owner is collected in a timely manner, expenses are controlled in line with ownership objectives, and NOI goals are met or exceeded. The Senior Property Manager builds relationships with tenants to quickly resolve any issues and maintain high tenant satisfaction and retention.

The base salary ranges from $95,000 to $105,000, with additional compensation potential through bonus. Pay within this range is influenced by location, education/training, experience, and internal equity.

Management & Operations
  • Control expenses and maximize value received for dollars spent.
  • Oversee day‑to‑day operations of the property, employees, and contractors.
  • Coordinate the maintenance of mechanical, electrical, plumbing, HVAC systems and other necessary building operations.
  • Train and mentor personnel; provide input on hiring/firing decisions.
  • Maintain orderly records and data relevant to operations.
  • Prepare premises for tenant occupancy.
  • Operate within the approved property budget.
  • Maintain good landlord/tenant relations through regular site tours and meetings.
  • Handle purchasing, security, life‑safety systems, employee relations, utilities, capital improvements and day‑to‑day repairs; approve purchase orders and invoices.
  • Establish and monitor preventive maintenance programs and train staff accordingly.
  • Maintain an ongoing system of property information, ensuring that all relevant materials are readily available.
  • Prepare and obtain owners’ approval of the annual property budget; monitor performance versus targets.
  • Inspect property regularly to enforce maintenance standards and identify future action items.
  • Generate monthly detailed reports covering financial, operational, leasing and tenant matters.
  • Assist leasing agents with new and renewal tenant leasing, including cost estimates for tenant improvements and construction coordination.
  • Review tenant improvement plans for regulatory compliance and coordinate construction.
  • Ensure landlord obligations are met and tenant performance is in accordance with leases; manage tenant insurance and rent collection.
  • Submit concise presentations and written reports on property management concerns to owners, asset managers or senior leadership.
  • Familiarize with the Management Agreement terms and execute obligations accordingly.
Marketing
  • Develop short‑ and long‑term marketing strategies for properties.
  • Coordinate tenant and customer relations and implement a comprehensive communications strategy.
  • Project the property’s image in line with Avison Young’s corporate citizenship and community leadership.
  • Foster positive tenant, consumer, community and philanthropic relationships.
  • Initiate market research programs and stay current on market area changes, trends, and competitive activity.
  • Plan and execute special projects as required.
Specific Accountability
  • Finance: Ensure monthly reports and annual budgets are established and client reporting deadlines met.
  • Personnel: Ensure manpower needs are met with high‑quality staff efficiently and professionally.
  • General Projects: Maintain buildings to the standards set by Avison Young and the real‑estate industry.
  • Bachelor’s Degree in business, real estate or finance (preferred).
  • California Real Estate Salesperson License.
  • Minimum ten years of related experience in urban retail and mixed‑use portfolio management.
  • Strong understanding of financial terms and principles; ability to analyze and conduct complex financial and business decisions.
  • Ability to resolve tenant, employee, or management complaints effectively.
  • Proficiency in Microsoft Word and Excel.
  • Excellent written and verbal communication skills, including the ability to create complex financial and business documents.
  • Strong organizational skills and attention to detail.
  • Proven record of providing excellent internal and external customer service.
Real Estate License

You shall have until 90 days from the Commencement Date to obtain your California Real Estate Salesperson License. Until licensed, you will perform no services requiring a real‑estate license. Once licensed, you will maintain the license in good standing and be responsible for all related fees, dues, and continuing education. Lapse or reinstatement costs are solely your responsibility, including any losses incurred by the company.
