SENIOR PROPERTY MANAGER

BH Properties is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, and multi‑family properties throughout the Western United States, along with investments in distressed debt and ground leases. The company is vertically integrated with offices in Los Angeles, San Francisco, Seattle, Riverside, Phoenix, Dallas, Austin, and Houston, and it can acquire and close transactions quickly without lengthy due diligence.

POSITION

The Senior Property Manager will oversee the property management of in‑fill urban retail centers. The successful candidate will have experience working in a principal‑based environment with a focus on maximizing cash flow and increasing value. The role requires leadership, management, and communication skills, as well as experience managing property‑management and engineering teams and representing the company in a front‑facing community role.

REPORTING

Managing Director, Asset Management

RESPONSIBILITIES
  • Manage property‑management and building‑engineer team.
  • Conduct periodic property visits and inspections to ensure properties are well maintained and building systems are fully functional.
  • Establish and maintain positive relationships with tenants, addressing concerns and ensuring compliance with lease requirements.
  • Establish and maintain positive vendor relationships.
  • Troubleshoot issues, identify areas needing attention or improvement, and provide recommendations.
  • Oversee projects directed by senior management.
  • Assist leasing teams and brokers during lease negotiations regarding tenant improvement, costing, and related matters.
  • Bid, negotiate, and present recommendations for projects such as tenant improvements, repairs, renovations, and other capital works.
  • Ensure a competitive bidding process and thorough review of project scope and costs.
  • Oversee construction of approved projects or work with the company’s construction‑management resources to ensure timely completion within scope and budget.
  • Review and approve operating expenses in accordance with company policies and procedures.
  • Assist in determining CAM expenses and in the review of CAM reconciliation and collection.
  • Prepare annual budgets and monitor actual expenses to ensure budgets are met.
  • Submit required reports on time and participate in periodic property status meetings with detailed, accurate information.
QUALIFICATIONS
  • Bachelor’s Degree.
  • Minimum of 7–10 years of broad‑based commercial property‑management experience with a demonstrated background on large in‑fill urban retail properties.
  • Strong communication skills with internal and external customers at all levels.
  • Good understanding of contracts, leases, and leasing objectives.
  • Skilled in customer service and tenant relations.
  • Ability to initiate bid requests and manage vendors and contractors.
  • Professional presentation and communication in all customer interactions.
  • Solid time‑management skills with the ability to prioritize, organize, and balance multiple tasks.
  • Initiative and ability to work independently.
  • Strong work ethic and ability to thrive in a fast‑paced environment.
  • Team player who collaborates well with senior management, tenants, contractors, accounting, and other contacts.
  • MS Office proficiency.
  • Experience with Yardi required.
  • 20% travel.
