Richman Property Services, Inc. is seeking a Senior Property Manager to lead a mid-size on-site team at Belleair Place and Bayside Court Apartments in Clearwater, FL.

You will drive leasing performance, financial results, and resident satisfaction while ensuring compliance with policies and regulations. The ideal candidate has 3–5 years in the apartment industry, LIHTC experience, strong communication and analytical skills, and proficiency with Yardi and Microsoft Office.

Qualifications

• 3–5 years in the apartment industry with supervisory experience.
• LIHTC/Tax Credit experience preferred.
• Knowledge of Fair Housing and EEO laws.

Responsibilities

• Lead the community to achieve maximum leasing and financial results.
• Implement company policies across leasing, accounting, maintenance, and resident relations.
• Supervise, motivate, and develop the on-site team.
• Own budget objectives and control expenditures.
• Perform market analysis and recommend competitive pricing.
• Manage employee schedules, training, and performance evaluations.
• Coordinate resident services and community activities.
• Ensure compliance with company policies, federal and state regulations, and safety standards.

What You’ll Do

• Lead the community to achieve maximum marketing and financial results
• Implement company policies across leasing, accounting, maintenance, and resident relations

What You Bring

Education

• Associate’s Degree or equivalent experience; college coursework or training in Property Management preferred

Experience

• 3 to 5 years in the apartment industry with supervisory or management experience
• Prior experience managing mid to large‑size communities preferred
• Experience with tax credit and affordable (LIHTC) communities and Yardi software preferred
• Detail‑oriented with excellent communication, organizational, and analytical skills
• Knowledge of Fair Housing and Equal Employment guidelines

Skills & Certifications

• Proficiency in Microsoft Suite and Property Management software such as Yardi
• Strong communication, organizational, and analytical problem‑solving skills
• Registered Apartment Manager or CAM certification preferred
• Knowledge of Fair Employment Housing and EEO laws
• Valid Driver’s License required
• Bilingual (English/Spanish) skills are a strong plus
• Tax Credit and Affordable (LIHTC) experience preferred
