Job description

Major Accountabilities

  • Lead, Manage and Hold Accountable multifamily property management team.
    • Provide overall direction and supervision of multifamily team across properties.
    • Assure that Property Manager(s) (PM), Assistant Property Manager(s) (APM) and other team members have appropriate guidance, support and training.
    • Regularly conduct site visits to monitor team and property performance.
  • Serve as resident escalation endpoint.
    • Ensure all team members and internal service parties, e.g., building engineering team, are following best practices in customer service and communication to minimize resident complaints.
    • Ensure that all issues are addressed and resolved as quickly and completely as possible to maximize resident satisfaction while taking into account company’s financial objectives and reputational impact.
  • Policies and regulatory requirements current and followed by all.
    • Ensure that property policies and procedures are consistently documented and followed by all. Regularly audit practices to assure compliance with industry standards and regulatory requirements including but not limited to federal and state fair housing laws.
    • Ensure all team members maintain required licensure and continuing education requirements.
  • Sales/leasing best practices established and followed by all.
    • Ensure team members consistently uphold brand standards and best practices during presentation of property(s) as well as location, follow up with prospective tenants, leasing process, and communication throughout.
    • Maintain knowledge and data on economic and qualitative aspects of competitive properties through ongoing market research, networking, and site visits.
    • Conduct reoccurring mystery shopping audit program and address improvement opportunities.
    • Monitor and report on closing ratios, retention and reasons for nonrental/nonrenewal to drive improvement.
  • Marketing – internet listing service (ILS) management, subject matter expert (SME) on multifamily market, reporting
    • Ensure that ILS and other lead generation sources have positive ROI and achieve marketing goals.
    • Ensure that metrics and reporting are in place, relevant, and analyzed toward achievement of profit goals.
    • Advise on marketing content and collateral.
  • NOI (net operating income) / budget targets achieved
    • Prepare annual budget to prioritize property(s) needs and company objectives.
    • Collaborate with PM to prepare monthly financial reports and explanation of variances.
    • Consistently achieve or exceed budgeted NOI; assess and communicate risks to attainment of financial objectives and potential solutions/resolutions where controllable.
    • Manage revenue and occupancy by adjusting pricing and promotions in response to market dynamics.

Other General Duties and Expectations

  • Serve as an on-site lead as required and perform all required duties including, but not limited to backup coverage for PM(s) and APM(s), including leasing activities, staffing events, etc.
  • Participate in networking events, industry learning opportunities, etc., and otherwise staying apprised of local and industry news/trends.
  • Build relationships with industry peers and experts to help drive success of the company’s multifamily product.
  • Promote company core values and organizational success through active interdepartmental collaboration, mentorship, and product development.
  • Other tasks as assigned based upon company need.

Knowledge, Skills, & Abilities

  • Ability to delegate and communicate property management methods, conflict resolution and complex issue solving / follow through.
  • Knowledge of customer service standards and procedures with ability to provide efficient, timely, reliable, and courteous service to residents and internal customers.
  • Exceptional verbal/interpersonal skills and ability to understand and respond to a diverse population of residents, colleagues, and vendors with a business/professional focus.
  • Strong initiative, work ethic, multitasking capability, and ability to prioritize multiple tasks seamlessly.
  • Proficiency with Yardi Voyager (RentCafe/CRM, Sitemanager, Elevate, RevenueIQ), and general use of desktop and web applications, general technology literacy and ease in learning new software and systems.
  • Ability to maintain confidentiality, space, and information security.
  • Strong attention to detail, organization, and time management skills.
  • Collect, interpret, and/or analyze complex data and information. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, or schedule form.
  • Must be able to speak, read, write, and understand the primary language(s) used in the workplace; bilingual skills desirable. Ability to read, analyze, and interpret general business information, including but not limited to Company policies and procedures. Ability to effectively present information and respond to questions from residents and the public.
  • Current New York real estate license (Salesperson or Associate Broker). Must be achieved within the first 90 days.
  • Experience in multifamily property management (5+ years), including budgeting, reporting, and team management.
  • Ability to work with sensitive files and maintain confidentiality.
  • Desire to learn and grow within the organization.
  • Normal work hours are Monday through Friday, 9:00AM – 5:30PM, with occasional weekend coverage as needed. Must be flexible and be willing to cover weekend hours and/or be on call as needed to support resident concerns that cannot be addressed by on-call building engineer.

Compensation details: 80000-90000 Yearly Salary
