C. Herman Construction, a Charlotte-based general contractor, seeks an experienced Project Manager with 7+ years in multi-family construction. The PM will coordinate with operations, accounting, and the project team on projects ranging from $3M to $100M+.

Strong leadership and problem-solving are essential to guide projects from preconstruction through turnover. The role requires expert knowledge of construction processes, scheduling, cost control, and client management, with a focus on

Qualifications

• 7+ years of experience in multi-family construction or large-scale projects.
• Bachelor’s degree in Construction Engineering/Management or equivalent.
• Proficient with Word, Excel, Outlook.
• Experience using Procore or other construction project management software.
• Ability to make sound decisions under tight deadlines.
• Excellent time-management and organizational skills.
• Exhibit commitment to quality and client satisfaction.

Responsibilities

• Prepare budgets, cost analyses, project plans, scopes of work and schedules for construction.
• Maintain budget and report status to keep projects on track and within budget.
• Verify all contractor/subcontractor pre-qualifications.
• Ensure permits and approvals are in place to avoid delays.
• Source and negotiate business and legal provisions of construction contracts.
• Resolve issues with win-win solutions and collaboration.
• Lead by example and maintain company values on projects.
• Develop bids and manage subcontracts, bid documents, and awards.
• Update project schedules using Procore; track changes and PO/WO status.
• Assist Controller with subcontractor information (W-9, legal name, address).
• Facilitate RFIs, submittals, and delays processes.
• Prepare and verify as-built drawings for warranty and close-out.
• Build relationships with subcontractors, clients, and authorities.
