C. Herman Construction is seeking an experienced Project Manager for multi-family projects. You will lead the project team through preconstruction to turnover, manage budgets up to $100M+, and partner with operations and accounting leadership to deliver high-quality results.

The ideal candidate will bring 7+ years of multi-family construction experience, strong leadership, and proficiency with Procore. This on-site role offers growth within a collaborative, growth-oriented culture.

Qualifications

• Bachelor's degree in Construction Engineering/Management or a related field.
• 7+ years of experience with emphasis on multi-family construction / large-scale projects.
• Proficiency with Word, Excel, Outlook.
• Experience using Procore or another construction PM software.
• Ability to make sound decisions under tight deadlines.
• Excellent time management and organizational skills.
• Ability to organize, plan and manage multiple activities to achieve results.
• Demonstrates integrity and commitment to quality while upholding company values.

Responsibilities

• Prepare budgets, cost analyses, project plans, scopes of work and schedules for construction.
• Maintain budget and status reports to keep projects on track and within budget.
• Verify all contractor/subcontractor pre-qualifications.
• Ensure permits are in place to avoid delays.
• Source and negotiate provisions of construction contracts.
• Lead with collaboration to resolve issues.
• Develop strategies to win bids and negotiate subcontracts.
• Update project schedules using Procore and monitor change orders.

C. Herman Construction has an opening for an experienced Project Manager with 7+ years of experience in multi-family construction. This position will work closely with the project team as well as the Director of Operations and Accounting Department. The ideal candidate is a strong leader with a proven background of managing project efforts, from preconstruction through turnover with contract values from $3M-100M+.

The Project Manager will have advanced knowledge of the construction process including preconstruction, major system evaluations, estimating, scheduling, cost control, design and client management. This person will be a problem solver that leads by example, practices good judgement while maintaining the core values and standards of C. Herman Construction.

• Maintainbudgetandreportstatusthroughouttheentiredurationofprojecttoensurejobstaysontrackandwithinbudget
• Verifyallcontractor/subcontractorpre-qualifications
• Confirm that all building permits, driveway permits, encroachment permits, stub permits, etc. are in place, as to not be held up during the construction process.
• Sourceandnegotiatebusinessandlegalprovisionsofconstructioncontracts.
• Resolve issues with win-win solutions and collaboration.
• Displaynaturalleadershipskillsandassurethatprojectresponsibilitiesarecarriedoutpromptlyandaccurately.
• Prepare and develop strategies to win project bids, including preparation of bid documents, negotiating and awarding subcontracts
• UpdateandmonitorprojectschedulesusingProcoreSoftware
• Trackandupdatechangeorders/purchaseorders
• Assist the Controller in obtaining each subcontractor’s legal company name, and physical address, Federal Identification number, (W-9)
• FacilitateprocessingofRFI’s,submittals,delaysprocesses.
• Planreviewandprovidedocumentsforcostanalysis
• Overseethebuyoutandcontractprocessofeachprojectandobtainallnecessarydocumentsforowner/architect/contractmeetings
• Prepareandverifyallrecorddrawingsforwarrantyandclose-out.
• Build strong relationships with subcontractors, consultants, clients and municipalities and earn customer/client trust and satisfaction.
• Compileupdatedinformation/photosofprojectprogresseachmonthformonthlyreportsforclients
• Travel as needed for projects
