Job summary

AMLI Management Company in Atlanta seeks a Project Manager for Major Capital Projects to lead capital improvement, renovation, repositioning, and acquisition-related initiatives across AMLI's national multifamily portfolio. You will partner with the Vice President to drive projects from concept through completion in a high-visibility role.

Ideal candidates have a Bachelor's degree in Construction Management or related field and 5+ years of PM experience in real estate or adjacent sectors;

Qualifications

• Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate, Building Construction, or related field.
• 5+ years of project management or construction management experience.
• Experience with capital improvement, renovation, or repositioning projects in real estate.
• Strong understanding of construction methods and building systems.
• Ability to read construction drawings and manage budgets and schedules.

Responsibilities

• Manage capital improvement projects across AMLI's national portfolio.
• Develop scopes, budgets, schedules, and procurement strategies.
• Coordinate design, engineering, consultant, contractor, and vendor activities through the project lifecycle.
• Negotiate contracts, evaluate bids, and oversee project execution from planning through closeout.
• Monitor project costs, forecasts, change orders, and contractor payments for financial accountability.
• Identify and mitigate project risks while maintaining quality, safety, and standards.
• Provide regular updates and reporting to executive leadership and stakeholders.
• Assist in annual and long-range capital planning and investment prioritization.
• Develop capital budgets and financial forecasts aligned with objectives.
• Collaborate with Operations, Building Operations, Asset Management, and onsite teams.
