HireVenture is seeking a Senior Project Manager to lead complex industrial construction projects in Dallas, TX. You will oversee from preconstruction through closeout, manage safety, schedule, and budget, and drive client satisfaction.

The ideal candidate has 10+ years of construction management experience with a large commercial GC, strong financial acumen, and proven leadership across multi-project programs. Travel to project sites may be required.

Qualifications

• 10+ years of construction management experience.
• Recent experience with a medium- to large-sized commercial General Contractor.
• Strong project financial management, budgets, cost controls, forecasting, profitability.
• Experience with GMPs or hard bids.
• Knowledge of construction means, methods, and delivery.
• Experience with preconstruction, estimating, quantity takeoffs, scope reviews, and subcontractor buyout.
• Ability to develop, manage, and mentor project teams.
• Knowledge of scheduling and construction technology; BIM/CMiC is preferred.
• Proficiency with Microsoft Office and CMiC or similar software.
• Strong verbal/written communication and client-facing skills.

Responsibilities

• Provide leadership and direction for complex commercial construction projects or multiple projects.

• Lead safety culture and risk management across sites and offices.
• Support preconstruction activities: quantity takeoffs, trade coordination, scheduling, bid package development.
• Lead buyout process: scope/pricing verification, bidder evaluation, subcontractor selection.
• Manage submittal schedules and coordination across teams.
• Review shop drawings and samples with architects/engineers.

About the Opportunity

We are seeking an experienced Senior Project Manager to provide overall direction, leadership, and ownership of significantly complex commercial construction projects and/or multiple projects.

This is a senior-level construction management opportunity for a proven project leader who can oversee projects from preconstruction through closeout, manage project financial performance, coordinate internal and external stakeholders, lead project teams, and drive successful outcomes for safety, quality, schedule, budget, and client satisfaction.

The ideal candidate will bring 10+ years of construction management experience, recent experience working directly for a medium- to large-sized commercial General Contractor, strong project financial management skills, and the ability to lead complex construction operations from concept through completion.

What You\'ll Do

• Provide overall leadership and direction for complex commercial construction projects and/or multiple projects.
• Own project outcomes, including safety, schedule, quality, budget, profitability, client satisfaction, and successful closeout.
• Champion a strong safety culture and promote an injury-free working environment through leadership, accountability, mentoring, and proactive risk management.
• Support preconstruction activities including quantity takeoffs, trade coordination, scope development, bid package development, scheduling, bid lists, and bid solicitation.
• Lead the buyout process, including scope and pricing verification, bidder evaluation, gap analysis, subcontractor selection, and subcontract issuance.
• Manage submittal schedules and coordinate priorities across the project team.
• Review and approve shop drawings and samples prior to submission to architects and engineers.
• Coordinate material and equipment pricing with logistics and procurement resources.
• Evaluate subcontractor risk, bonding requirements, insurance requirements, and overall performance throughout the project lifecycle.
• Coordinate project stakeholders including owners, architects, engineers, subcontractors, vendors, field teams, and internal resources.
• Manage change requests, including obtaining subcontractor pricing, evaluating costs and schedules, and securing appropriate owner/architect approvals.
• Lead project meetings including progress meetings, owner-architect-contractor meetings, and monthly project reviews.
• Manage monthly subcontractor and owner pay application processes.
• Develop, maintain, and update project schedules in partnership with project superintendents and project teams.
• Apply Lean principles and construction best practices to improve project execution and efficiency.
• Identify potential schedule impacts related to scope changes, weather, manpower, procurement,and other project conditions and develop mitigation strategies.
• Maintain accurate documentation for decisions affecting budget, schedule, legal, quality, safety, and project execution.
• Provide regular project status reporting, financial analysis, and profitability updates.
• Prepare monthly cost and margin forecasts and participate in project budget development.
• Monitor project costs against budget, identify variances, and implement actions to improve financial performance.
• Lead project closeout activities, including punch lists, financial closeout, subcontract closeout, warranties, and other required deliverables.
• Partner with legal counsel and other internal resources on project-related issues when appropriate.
• Understand and manage the preconstruction process from conceptual design through GMP development.
• Lead or support estimating, productivity analysis, range estimates, and preconstruction planning.
• Participate in client-facing preconstruction discussions and presentations.
• Oversee project teams during the development of preconstruction estimates.
• Identify, evaluate, and actively manage project risks.
• Develop and manage project business plans designed to maximize financial performance.
• Lead the implementation and administration of complex construction projects.
• Identify project challenges and recommend practical solutions.
• Coordinate deliverables from internal resources including logistics, self-perform, and other specialized functions.
• Negotiate project issues including change orders, contingency expenditures, and appropriate fee adjustments.
• Complete scope reviews, bid analyses, and subcontract awards.
• Collaborate with marketing teams on client presentations, proposals, and business-development activities.
• Build and maintain strong relationships with clients, subcontractors, design professionals, vendors, and internal teams.

What We\'re Looking For

• Bachelor's degree in Construction Management, Engineering, or a related field preferred.
• 10+ years of construction management experience.
• Recent experience working directly for a medium- to large-sized commercial General Contractor is required.
• Demonstrated experience managing complex commercial construction projects from preconstruction through completion.
• Strong project financial management experience, including budgets, cost controls, forecasting, profitability, and financial reporting.
• Proven ability to prepare and manage project budgets, GMPs, and/or hard bids.
• Strong understanding of construction means, methods, processes, and project delivery.
• Experience with preconstruction, estimating, quantity takeoffs, scope reviews, bid analysis, and subcontractor buyout.
• Demonstrated ability to develop, manage, and mentor project teams.
• Strong knowledge of project scheduling and construction technology.
• Experience with BIM and Building Information Modeling.
• Experience applying Lean construction principles and processes.
• Proficiency with Microsoft Office.
• Experience with construction project management and accounting software; CMiC experience is beneficial.

Additional Information: This position may involve assignment to project sites and/or office locations. A valid and unrestricted driver's license is required. Periodic travel and/or relocation may be required depending on project assignment. Candidates must be willing to work non-traditional hours when project requirements are required. The role may involve exposure to varying weather conditions and construction-site environments. Visa sponsorship is not available for this position. Security clearance is not required.
