Job summary

Link Logistics Real Estate is seeking a Senior Project Manager, Development to lead and support industrial development projects from land entitlement through vertical construction and lease-up on the East Coast. You will coordinate with internal teams and external consultants, manage budgets and schedules, and ensure timely delivery of high-quality assets.

Qualifications

• Bachelor's Degree in Civil Engineering, Construction Management, or similar technical degree.
• +5 years of experience in Site Civil Engineering/Development/Construction with focus on due diligence, site design/construction, and entitlements.
• Strong technical understanding of industrial site development, land use planning, zoning, permitting, and entitlement processes.
• Located in or willing to relocate to Central Jersey.
• Proficiency in MS Project or Smartsheet, Google Earth, Bluebeam Revu.

Responsibilities

• Assist the regional leadership in managing multiple industrial developments from land acquisition through lease up.
• Prepare entitlement due diligence, zoning analyses, and permitting strategies.
• Develop entitlement strategies with municipalities, regulatory agencies, and stakeholders.
• Develop conceptual site plans and development scenarios to support investment decisions.
• Coordinate utility and infrastructure strategies (power, water, sewer, gas, telecom, stormwater).
• Manage procurement of permits, approvals, easements, and development agreements.
• Maintain project budgets, schedules, risk registers, and business plans.
• Monitor construction progress and ensure conformance with plans and budgets.
• Track project costs, change orders, and forecast expenditures.
• Prepare and manage RFPs, consultant engagements, and contractor procurements.
• Provide direction to third-party consultants including engineers, surveyors, and architects.
• Engage with municipal staff and community stakeholders to support goals.
• Conduct regular project meetings and communicate risks and schedule impacts.

Senior Project Manager, Development – Role Overview

The Senior Project Manager, Development is responsible for supporting and managing the execution of industrial real estate development projects in the market. This role oversees projects from land entitlement through vertical construction and lease-up, ensuring alignment with Link Logistics' design, financial, and operational standards. The Senior Project Manager will coordinate with internal teams and external consultants, manage project budgets and schedules, and ensure timely delivery of high-quality assets. This position requires a strong technical background in site and vertical construction, excellent project management skills, and a deep understanding of local market dynamics. The Senior Project Manager will play a key role in advancing Link's development pipeline and supporting strategic growth in the region.

Responsibilities

• Assist the regional Assistant Vice President in managing multiple industrial developments through land acquisition, entitlements, vertical construction, and lease up across the East Coast.
• Prepare entitlement due diligence, zoning analyses, and permitting strategies to support development objectives.
• Develop and execute entitlement strategies that proactively position Link Logistics with municipalities, regulatory agencies, and community stakeholders.
• Develop conceptual site plans, entitlement layouts, and preliminary development scenarios to support investment decisions.
• Coordinate utility and infrastructure strategies, including power, water, sewer, gas, telecommunications, stormwater management, roadway improvements, and off-site infrastructure requirements.
• Manage procurement and tracking of all required permits, agency approvals, easements, and development agreements.
• Develop and maintain project budgets, schedules, risk registers, and business plans for land development, infrastructure, and vertical construction projects.
• Monitor project construction progress and coordinate with construction management teams to ensure conformance with approved plans, budgets, schedules, and quality standards.
• Track and manage project costs, contract commitments, contingency allocations, change orders, and forecasted expenditures.
• Prepare and manage RFPs, consultant engagements, contractor procurement processes, bid evaluations, and contract negotiations.
• Manage and provide strategic direction to third-party consultants including planners, civil engineers, surveyors, architects, environmental consultants, traffic engineers, and legal counsel.
• Communicate with municipal staff, utility providers, regulatory agencies, and community stakeholders to support development goals.
• Conduct regular project meetings and maintain transparent communication regarding project status, risks, schedule impacts, and budget variances.
• Ensure timely escalation and communication of development risks, entitlement challenges, scope changes, schedule delays, and budget impacts.
• Prepare executive-level reporting materials and provide concise project updates to senior leadership.
• Engage with trade partners to monitor and report on local market conditions, including construction pricing, labor availability, utility constraints, and development trends affecting project execution.

Qualifications

• Bachelor's Degree (Civil Engineering, Construction Management, or similar technical degree)
• +5 years of experience in Site Civil Engineering/Development/Construction with a focus on due diligence, site design/construction, and entitlements
• Strong technical understanding of industrial site development, land use planning, zoning, permitting, and/or entitlement processes.
• Proficiency in reading site plans, engineering drawings, entitlement documents, and construction plans.
• Located in or willing to relocate to Central Jersey.
• Computer proficiency: MS Project or Smartsheet, Google Earth, Bluebeam Revu.
• Ability to travel up to 20% of the time within markets.

Preferred Competencies

• Excellent project management, communication, and stakeholder management skills.
• A professional license (Engineer, Architect, etc.) is desirable but not required.
• Strong financial acumen with experience in development budgeting, forecasting, and cost management.
• Ability to operate independently while collaborating effectively within a cross
