Job Description Summary:

Overall management of construction projects to ensure successful completion.

Job Responsibilities and Duties:

  1. Perform all Project Manager responsibilities (refer to detailed position description).
  2. Manage multiple or large, complex projects effectively.
  3. Estimate budgets and establish contract prices (GMP/Lump Sum).
  4. Negotiate cost-effective subcontractor and material purchases.
  5. Develop and implement procedures for timely buyout, shop drawing approval, and material delivery.
  6. Ensure projects stay on schedule.
  7. Build and maintain good relationships with Owners, Architects, and Subcontractors.
  8. Collaborate with Superintendents to develop and enforce safety plans and procedures.
  9. Provide timely and accurate reports to management.
  10. Manage, train, and supervise the project team according to company policies.
  11. Organize regular meetings with management and subcontractors.
  12. Review contract terms to ensure compliance.
  13. Document significant project events such as accidents, delays, and change orders.
  14. Oversee preconstruction services and activities.
  15. Negotiate, prepare, and issue subcontract bid packages.
  16. Assist with business development and participate in job interviews.
  17. Maintain quality control to ensure project integrity and excellence.
  18. Support estimating staff with bid items.
  19. Mitigate claims and conflicts.
  20. Complete all project close-out procedures.
  21. Conduct warranty follow-up (1-year warranty walks).
  22. Ensure project completion with full or enhanced fee.
  23. Perform other responsibilities as assigned.

Minimum Skills or Experience Requirements:

  • Degree in Engineering, Construction Management, Architecture, or equivalent experience.
  • 8-10 years of field construction management experience, including supervisory roles.
  • Strong leadership qualities.
  • Problem-solving skills and a strong sense of urgency.
  • Excellent organizational and communication skills.
  • Proficiency in drafting and computer skills.
  • Basic knowledge of contract law and project accounting.
  • Thorough understanding of project management systems such as scheduling, cost control, procurement, and estimating.
