Senior Project Manager (SPM)

Grunley Construction is a general contractor specializing in large, complex construction projects in the DMV region.

The Senior Project Manager (SPM) is responsible for the complete and satisfactory execution of a large or otherwise complex construction project as defined by the contract. The SPM serves as the focal point for coordination of all project information between field, office, senior management, and the customer, providing leadership, support, and training to the project team. The role reports to the Project Executive.

Responsibilities
  • Project Execution
    • Assist in developing project staffing plan and assignments.
    • Organize and oversee job site administration with the superintendent.
    • Assist in procurement of subcontractors and suppliers.
    • Oversee subcontractors’ quality of work and coordination among trades.
    • Identify and resolve all issues and changes.
    • Assure job site safety and security systems are in place and operating.
    • Ensure materials are delivered properly and on time (submittal and procurement procedures).
  • Schedule Management
    • Develop, monitor, and update project schedule.
    • Oversee subcontractor schedules.
  • Cost Control
    • Establish and manage project‑specific cost control system.
    • Monitor cost reports for adherence to budgets.
    • Approve payments to subcontractors.
    • Oversee timely submission of invoices.
    • Retain authority to commit company’s resources and perform additional or less work.
  • Communications
    • Establish and maintain relationships with all project participants (owner, owner’s representative, design professionals, subcontractors).
    • Manage project‑specific information systems.
    • Coordinate site activities with office activities.
    • Communicate schedule revisions and cost control status to all parties and Grunley management.
  • Other Duties
    • Provide training to assistant project managers and coordinators.
    • Represent Grunley at industry events.
    • Attend Grunley in‑house and external training programs.
    • Serve as instructor in Grunley continuing education programs.
    • Assist in recruiting efforts.
Qualifications
  • Education
    • Bachelor’s degree in Engineering, Construction Management, or Business.
  • Experience
    • Minimum ten (10) years of construction experience, including phased, occupied, and renovation projects.
    • At least five (5) of those years as a project manager.
  • Technical Qualifications
    • Working knowledge of construction project management software (Procore preferred, P6 scheduling).
  • Knowledge, Skills & Abilities
    • Pay Application/SPV preparation.
    • Project CPM schedule development, updates, and TIA’s.
    • Change management process.
    • Material and equipment fabrication and delivery tracking.
    • Subcontract administration and enforcement.
    • Prime contract administration and adherence.
    • Project team leadership and mentorship.
    • Complex issue negotiation and resolution.
    • Subcontractor buyout process.
    • JSR/profit plan/forecasting management.
    • Business development (networking, lead tracking, proposals).
