Position Summary

The Senior Project Manager is responsible for the successful, safe, and profitable delivery of all operational aspects of assigned construction projects. This role oversees one or more complex projects simultaneously, ensuring they are completed on time, within budget, and to the highest quality standards. The Senior Project Manager leads the planning, organization, and execution of each project — assembling and developing project teams, assigning responsibilities, creating schedules, and securing the necessary resources to achieve project objectives.

Key Measurables
  • Successfully manage projects with a minimum total value of $7–15 million.
  • Demonstrate consistent positive monthly billings across all projects (minimum 10 out of 12 months), ensuring every design-build project maintains positive billing status as reflected in monthly Work-in-Process (WIP) reports.
  • Meet or exceed annual aggregate gross margin targets on both original contract values and associated change orders, as measured by WIP performance.
  • Provide accurate, timely, and consistent reporting throughout the year to support financial and operational visibility.
  • Maintain proactive, ongoing communication with clients to pre-sell monthly draw amounts, resulting in prompt and undisputed invoice payments.
Essential Duties and Responsibilities

An individual in this role is a professional and personable leader, committed to the success of each project and the overall organization. This commitment is demonstrated through the performance of the following duties and responsibilities, along with other related tasks as assigned from time to time:

  • Coordinate and manage projects to ensure adherence to established timelines, budgets, and quality standards.
  • Collaborate with clients, architects, engineers, subcontractors, and other stakeholders to develop and execute project plans.
  • Conduct regular site visits to assess progress, identify issues, and implement corrective actions as needed.
  • Manage all project documentation, including contracts, change orders, submittals, and progress reports.
  • Ensure full compliance with local building codes, safety regulations, and industry standards.
  • Provide technical guidance and support to field and project teams.
  • Perform quality control inspections to verify work meets established specifications and standards.
  • Clearly communicate project scope and expectations to all team members.
  • Review and negotiate contract scopes, identifying and documenting any changes in scope or pricing.
  • Partner with engineering (on design-build projects) to produce designs that meet client needs in a cost-effective manner.
  • Review and approve all gear, fixture, and related submittals to ensure compliance with project requirements.
  • Obtain and document approved submittals from the General Contractor and other trades for coordination purposes.
  • Maintain the Job Information Sheet (JIS) Submittal Log and Procurement Log, verifying receipt and safe storage of all materials.
  • Coordinate with the superintendent and purchasing manager to ensure timely procurement and removal of rental equipment, securing call-off numbers as needed.
  • Keep all JIS tabs and project records on the server current and accurate.
  • Assist in verifying takeoffs and ensuring material buyouts are completed properly.
  • Confirm that project superintendents are completing daily reports and documenting all relevant issues.
  • Collaborate with superintendents to review project schedules, document delays, and assess impacts to progress.
  • Negotiate and draft subcontracts as applicable.
  • Conduct project kick-off meetings with field leadership and superintendents to review scope, schedule, methods, and responsibilities; record and distribute meeting minutes.
  • Coordinate with purchasing agents and suppliers to ensure timely material deliveries.
  • Prepare schedules of values and progress billings to maintain a positive project cash position.
  • Maintain accurate budget sheets and monthly financial projections.
  • Attend all required project meetings and coordinate with field leadership to ensure schedule adherence.
  • Lead timely project closeout activities, including client education, punch list completion, and documentation delivery.
  • Perform other duties as assigned.

Education and/or Experience

A bachelor’s degree is preferred; however, an equivalent combination of education and relevant experience will be considered. Candidates should have a minimum of ten (10) years of verifiable experience in a related project management or supervisory role within the construction industry. Experience preparing, implementing, and enforcing quality control programs is required, along with the ability to read and interpret construction drawings, blueprints, and specifications.

Language/Interpersonal/Leadership Skills

The individual must have the ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Strong communication skills are essential, including the ability to express ideas clearly and concisely both verbally and in writing. The ability to actively listen, remain composed under pressure, and demonstrate professionalism in all interactions is required. This position demands strong presentation and facilitation skills and the ability to lead group discussions and meetings effectively. Leadership qualities such as sound judgment, accountability, and the ability to motivate others are critical for success in this role.

Mathematical Skills

The individual must be able to add, subtract, multiply, and divide in all units of measure using whole numbers, common fractions, and decimals. The ability to apply basic mathematical concepts to project budgeting, scheduling, and material quantity calculations is also required.

Computer Skills

Proficiency in Microsoft Office 365 applications, including Outlook, Word, Excel, PowerPoint, and Teams, is required. Experience with project management and construction-related software such as Procore, Bluebeam, Sage 300 CRE, or comparable systems is highly desirable.

Physical Demands

The physical demands described here are representative of those that must be met to successfully perform the essential functions of the position. The employee is frequently required to stand, walk, sit, stoop, kneel, crouch, or crawl. The role requires endurance and the ability to traverse job sites, including stairs and elevated structures. Manual dexterity is sufficient to operate a computer, keyboard, mouse, and standard office or field equipment. The employee must frequently lift and/or move up to 50 pounds, and specific vision abilities required include close vision, distance vision, peripheral vision, and depth perception. Work Environment
