Our east regional office is located in Bethesda, MD.

Job Description
  • Lead large-scale capital improvement and asset enhancement projects across AIR's multifamily portfolio, overseeing renovations from initial concept development through project completion.
  • Manage complex projects including hallway renovations, leasing office transformations, common area repositioning, operational space redesigns, package locker relocations, and other high-impact property improvement initiatives.
  • Partner with internal stakeholders, property operations teams, architects, designers, consultants, and vendors to develop project strategies that enhance resident experience and property performance.
  • Oversee projects typically ranging from $100K to $500k+, including multi-floor, multi-phase renovations executed over several months.
  • Drive all phases of project execution, including project scoping, design development, budgeting, bidding, contracting, scheduling, implementation, and closeout.
  • Serve as the primary point of accountability for vendor performance, ensuring quality, budget compliance, schedule adherence, and successful project outcomes.
  • Lead project kickoff meetings and establish clear expectations, communication plans, milestones, and success metrics.
  • Provide ongoing project reporting and executive-level updates to leadership and stakeholders.
  • Travel approximately 50% to properties within the portfolio for site assessments, project oversight, vendor management, and stakeholder engagement.
  • Collaborate with internal and external design partners to develop renovation concepts that align with AIR's brand standards and long-term asset enhancement strategy.
  • Apply strong design judgment and attention to detail when evaluating finishes, layouts, furnishings, materials, and overall resident experience.
  • Participate in space planning initiatives, including leasing office reconfigurations, operational workspace redesigns, and amenity enhancements.
  • Evaluate opportunities to improve building functionality, operational efficiency, and resident engagement through thoughtful design solutions.
  • Balance aesthetic considerations with project budgets, operational needs, and long-term asset value objectives.
  • Confidently make project-related decisions and recommendations while navigating evolving project requirements and stakeholder feedback.
  • Develop scopes of work and construction specifications for capital improvement projects.
  • Manage the full vendor lifecycle, including sourcing, bidding, contractor selection, negotiations, contract execution, and ongoing performance management.
  • Conduct regular site visits to monitor progress, maintain quality standards, resolve issues, and ensure compliance with project requirements.
  • Proactively identify project risks and implement mitigation strategies to minimize budget overruns, schedule delays, and operational disruptions.
  • Coordinate multiple vendors, consultants, and internal business partners throughout the project lifecycle.

Essential Functions

  • Lead capital projects from project conception through completion.
  • Develop detailed scopes of work, budgets, schedules, and implementation plans.
  • Manage annual and multi-year capital improvement budgets.
  • Oversee project procurement and contracting activities.
  • Deliver weekly and monthly project status reports to leadership.
  • Ensure projects are completed safely, on schedule, within budget, and to established quality standards.
  • Build strong partnerships with operations, facilities, construction, design, procurement, and external vendor teams.
  • Maintain a high level of visibility across active projects through frequent site visits and stakeholder engagement.
Qualifications

What You Bring

  • 5+ years of project management experience supporting capital improvements, construction, renovations, asset enhancement, hospitality, multifamily, commercial real estate, or related environments.
  • Demonstrated experience managing large-scale renovation projects with budgets exceeding $100K.
  • Strong vendor management experience, including contractor selection, contract administration, and performance oversight.
  • Proven ability to manage multiple complex projects simultaneously.
  • A passion for design, space planning, and creating exceptional resident and customer experiences.
  • Strong executive presence and confidence in making decisions and driving projects forward independently.
  • Exceptional communication, organization, and stakeholder management skills.
  • Experience collaborating with architects, designers, consultants, and construction partners preferred.
  • Proficiency with project budgeting, scheduling, and reporting tools.
  • Bachelor's degree or equivalent experience preferred.
  • Ability and willingness to travel approximately 50% for project oversight and property visits.
