Senior Project Manager directs all project management staff, resources, and activities necessary to successfully complete any single or multiple projects the Company may undertake, regardless of type, size, or complexity, and works with the Project Superintendent as a team to produce a quality product on time with a minimum of cost.

Russell has an opportunity for a Sr. Project Manager who will ensure these mission critical facilities are constructed in accordance with Russell’s standards and to the level of quality that our clients expect. This person will play a vital role in the advancement of technology that powers businesses, communities, and global communications for generations to come.

Essential Duties & Responsibilities
  • Establish a responsibility matrix, in consultation with the Project Superintendent.
  • Develop the project budget and schedule of values.
  • Obtain necessary licenses and permits.
  • Obtain necessary contractual documentation from subcontractors and vendors.
  • Manage and administer the construction phase of the project, including:
    • Manage the change order and claims process.
    • Consolidate and submit pay applications.
    • Interface with the Superintendent, subcontractors, and suppliers.
    • Control and report project progress, in consultation with the Superintendent.
    • Review costs and implement cost control procedures.
  • Manage all project close‑out activities, including:
    • Ensure completion of items from corrective action lists and punch lists.
    • Obtain necessary licenses and occupancy permits.
    • Prepare final documentation.
  • Assist Preconstruction Services in estimating.
  • Establish, in conjunction with the Superintendent, the project schedule, detailed estimate, and staffing.
  • Resolve unfavorable variances from established budgets or schedules.
  • Develop and maintain good relationships with managers of clients, architects, and engineers.
  • Conduct subcontractor buyout and major project purchasing.
  • Guide the professional development of subordinate project management staff through programs of instruction and training.
  • Assume primary responsibility for overall project quality, schedule, and profitability.
  • Perform work in a safe manner and actively encourage others to comply with safety rules and regulations, including wearing of personal protective devices.
Reporting Relationships

The Senior Project Manager reports directly to a Project Executive or Division VP. Project Managers, Assistant Project Managers and Project Engineers report directly to the Senior Project Manager.

Internal Interfaces with
  • Accounting – discusses cost monitoring.
  • Preconstruction – assists in estimating new work.
  • General Superintendent – works together as a team; establishes and maintains a project responsibility matrix, schedules, and budgets; coordinates changes; and monitors the quality of work.
  • Safety Director – assures implementation of the Company’s Safety Program.
External Interfaces with
  • Clients – maintain relationships with client managers and pursue opportunities for repeat business.
  • Owner and Architect – develop and maintain a professional working relationship.
  • Local authorities – obtain necessary project licenses and permits.
Authority

The Senior Project Manager has the authority, within the policies and procedures of the Company, to manage all aspects of the projects assigned. In conjunction with the Superintendent, the Senior Project Manager has the authority to direct the project from conception to conclusion by deciding on types of construction, use of materials, construction schedules, methods, meetings, and budgets.

Accountability
  • Profitability of all projects assigned.
  • Adherence to project schedules and budgets.
  • Professional relationship with the clients, architects, and consultants, including maintaining that relationship after the project completion.
  • Professional working relationships with the Superintendent, Job Accountant, and other internal Company departments.
  • Professional working relationships with subcontractors, vendors, and other external groups.
Required Qualifications

Education and/or Experience
  • Bachelor’s degree in Architecture, Engineering, Building Construction or Business Management.
  • 10 – 15 years related experience and/or training; or equivalent combination of education and experience. Can prioritize and coordinate multiple assignments and tasks for one or more projects, and good verbal and written communication skills.
Key Skills and Competencies
  • Strong knowledge of program management, construction management, development, and construction marketing concepts, procedures and terminology.
  • A strong background in the composition of reports, proposals, technical correspondence, and documentation.
  • Knowledge of the organizational structure of H. J. Russell & Company.
  • Understanding of the principles of supervision.
  • Word processing and spreadsheet computer skills, including advanced knowledge of Microsoft Suite (Word, Excel, Outlook), working knowledge of contract administration tools, and advanced knowledge of project management tools.
  • Ability to read / understand construction drawings and documents.
  • Ability to write reports and correspondence.
  • Ability to speak effectively before groups of clients and/or employees.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to make decisions independently regarding engineering complexities and practices in individual fields.
  • Ability to prioritize and coordinate multiple assignments and tasks for one or more projects.
