Job summary

Jobtailor in the United States is seeking a seasoned Construction Project Manager to lead commercial HVAC and Plumbing projects. You will oversee the full project life cycle, coordinate trades, manage budgets, and ensure safety and compliance.

Responsibilities include liaising with owners and vendors, approving change orders, and tracking progress through detailed reports while building strong relationships with subcontractors and field personnel.

Qualifications

• 4 Year Degree in Construction Management or applicable fieldwork experience in Plumbing.
• Minimum 10+ years' verifiable Project Management experience working for a mechanical subcontractor in commercial HVAC and Plumbing.
• Verifiable experience working on various projects at a time, including university buildings.
• Effective verbal and written communication skills.
• Detail-oriented and willing to tackle various ongoing projects in a fast-paced environment.
• Versed in the industry and the Company's competitors.
• Ability to multitask and perform duties outside the scope of work when necessary.
• Ability to travel 0–5% of the time to job sites/office locations

Responsibilities

• Manage Service Project Managers.
• Champion project safety and maintain a safe, secure work environment.
• Execute projects through the full project life cycle.
• Lead planning and coordination of all trades to meet code and project requirements, budget, and schedule.
• Ensure compliance with state, local, and federal legal requirements.
• Maintain work quality according to corporate standards and project requirements.
• Conduct and document operational project meetings.
• Negotiate and prepare vendor and subcontractor purchase orders and evaluate submittals.
• Set up projects and job-costing systems with labor, material, other, and subcontract cost codes.
• Conduct monthly reports and cost reviews and communicate deviations from plan or schedule.
• Meet financial budgets and labor productivity goals.
• Drive cash flow through scheduling values, billing, collections, and subcontractor cash management.
• Coordinate lien waivers, state notifications, and tax documentation.
• Coordinate quality assurance of project detail drawings.
• Estimate change orders and submit them for approval.
• Attend jobsite meetings, schedule deliveries, document site progress, review labor reports, requisition tools and equipment, coordinate job progress, and manage materials and consumables.
• Prepare and track requests for information, assist with permitting and inspections, approve invoices, and manage status reports, billings, and collections.
• Build and maintain customer relationships with contractors, subcontractors, vendors, and owners.
• Monitor risk management requirements, contracts, certificates of insurance, bonds, and notices to proceed.
• Develop field personnel including workers, foremen, and superintendents.
• Verify quality, accuracy, delivery, and installation of fabrication and equipment.
• Finalise O&M and start-up manuals.
• Coordinate start-up and commissioning.
• Obtain final inspection certificate.
• Complete punch lists and prepare as-built drawings.
• Prepare and send customer warranty letters.
• Conduct owner orientations.
• Collect payments and retainage, close project financials, and archive documentation.
