Senior Product Manager, Underwriting Specialist

Location: Boston, in‑office

CoStar Debt Solutions is building a new platform for commercial real‑estate underwriting – a shared data model that brings credit officers, data pipelines, and AI agents together. We’re looking for a senior product manager/underwriting specialist to turn underwriting scenarios into a world‑class product, starting with capital stack construction, rent roll insertion, peer benchmarking, portfolio surveillance, and deal counterparty visibility. In later years the role will own the underwriting surface across multiple asset classes and customer types, shaping agent‑driven workflows that work alongside human underwriting.

What You’ll Own
  • The underwriting workflows across the product surface – capital stack construction, rent roll ingestion, peer benchmarking, portfolio surveillance, deal counterparty visibility – transforming scenarios into tools used daily by originators and credit officers.
  • The default behaviors that define the platform’s expertise, such as stack heuristics, variance sorting, system asking versus assuming, uncertainty surfacing, and the boundaries between automation and human oversight.
  • Design‑partner relationships at selected banks and sponsors, acting as the trusted liaison to translate needs into built features.
  • The boundary between what the platform can model and what the workflow should expose, collaborating with engineering and product to define capability lines.
  • The roadmap for the underwriting surface as it expands, deciding priorities for new asset classes, customer profiles, and agent‑driven workflows.
Basic Qualifications
  • Deep CRE underwriting domain expertise.
  • Eight or more years of experience, ideally as a credit officer with a real loan book; sponsor‑side, life‑co, or debt‑fund backgrounds are valued when depth matches.
  • Working model of the day‑to‑day practices of originators, credit officers, asset managers, and sponsors, including friction points.
  • Bachelor’s degree from an accredited, not‑for‑profit institution.
  • Track record of commitment to prior employers.
Preferred Qualifications
  • Sharp judgment about what is worth automating, what needs human‑in‑the‑loop, and what should never leave a credit committee.
  • Specificity bias – the ability to define precise rules, e.g., “the LLM should not propose mezzanine above 12% in this market without flagging it.”
What Helps a Lot
  • Tech fluency: read schemas, reason about software systems, and collaborate closely with engineering to challenge models.
  • Product sensibility: instinct for what belongs in defaults, settings, warnings, or elsewhere, as demonstrated by prior underwriting‑tool shipping.
  • Comfort with LLM‑driven workflows: curiosity about the balance of model decision, question, and flag.
The Growth Path

The first year is product‑heavy, focusing on real workflows, design partners, and shipping decisions. The second year expands the underwriting surface, shifting the role toward owning the entire platform—defaults, asset classes, model decision boundaries, and overall surface design. This person’s judgment shapes how an entire market underwrites.

What’s Unusual About This Role

You will not be the underwriter of record on deals; instead you will decide what the platform does on behalf of all underwriters. The role offers high leverage, abstraction, and responsibility for second‑order workflow effects.

Compensation

This position offers an annual base salary range of $125,000–$169,000, based on relevant skills and experience, and includes a generous benefits plan.
