Job summary

ASHFORD CONNEX, LLC is seeking a seasoned Preconstruction Manager to lead estimating and preconstruction for large multi-family residential, apartment, and senior housing projects in Columbus, OH. Relocation assistance is available, and compensation ranges from $130,000 to $160,000 plus bonuses commensurate with experience.

You will manage the entire estimation process, build essential industry relationships, and present cost strategies directly to clients.

Qualifications

5–10 years of experience in large multi-family residential, apartments, HUD, OFHA, and senior housing estimating.
Deep understanding of current market pricing and unit pricing.
Proven ability to establish and maintain strong relationships with owners, architects, and subcontractors.

Responsibilities

Lead, create, and finalize comprehensive project estimates.
Research specified materials, source alternatives, and develop value engineering ideas with costs.
Build qualified subcontractor bid lists, proactively call subcontractors to secure bids, and analyze submitted bids and scopes.
Develop preliminary preconstruction schedules and determine project staffing and general condition requirements.
Complete detailed On-Screen Takeoffs.
Prepare professional presentation documents and clearly present cost information to clients.
Review, analyze, and correct estimates prepared by other team members.
