Job summary

SteveRecruiter, LLC is seeking a seasoned Preconstruction Manager to lead estimating and preconstruction for large multi-family residential, apartment, and senior housing projects in Columbus, OH. You will manage the entire estimation process and present cost strategies directly to clients.

You will build relationships with owners, architects, and subcontractors, perform detailed takeoffs, value engineering, bidding, and scheduling, and ensure rigorous quality control across estimates.

Qualifications

• 5–10 years of experience in large multi-family residential estimating (apartments, HUD, OFHA, senior housing).
• Strong understanding of current market pricing and unit pricing.
• Proven ability to establish and maintain relationships with owners, architects, and subcontractors.

Responsibilities

• Lead, create, and finalize comprehensive project estimates.
• Develop value engineering ideas with associated costs.
• Build qualified subcontractor bid lists, solicit bids, and analyze submitted bids and scopes.
• Develop preliminary preconstruction schedules and determine staffing and general condition requirements.
• Complete detailed On-Screen Takeoffs.
• Prepare professional presentation documents and clearly present cost information to clients.
• Review and correct estimates prepared by other team members.
