Job summary

Straticon is seeking a Senior Preconstruction Manager to independently lead multifamily and commercial projects through the entire preconstruction lifecycle—from conceptual budgeting and design development to GMP, subcontractor buyout, and turnover to Operations. This role requires directing a team of estimators and preconstruction staff in a high-output environment.

Lead South Florida projects from first concept through final buyout.

Straticon is seeking an experienced Senior Preconstruction Manager to independently lead assigned projects through the entire preconstruction lifecycle—from conceptual budgeting and design development through GMP, subcontractor buyout, and turnover to Operations.

This is a project-lead position created to expand the capacity of our growing Preconstruction Department. You will report to the Director of Preconstruction, work closely with our Preconstruction Executive, and direct the supporting preconstruction resources assigned to your projects.

WHAT YOU WILL OWN

• Full leadership of assigned projects from conceptual estimate through GMP, buyout, and turnover.


• Project-specific preconstruction schedules, deliverables, action items, decisions, and client communication.


• Conceptual, schematic, design-development, construction-document, and GMP estimates.


• Estimate assumptions, quantities, scope coverage, allowances, contingencies, alternates, and cost reconciliations.


• Constructability reviews, risk identification, value engineering, design clarifications, and procurement planning.


• Subcontractor outreach, bid coverage, scope sheets, bid leveling, interviews, negotiations, and award recommendations.


• GMP preparation and presentation, including qualifications, exclusions, risks, and supporting documentation.


• Subcontractor buyout, buyout reporting, and organized turnover to the Operations team.


• Direction and review of work completed by Preconstruction Managers, Assistant Preconstruction Managers, Estimators, and other assigned support staff.

WHAT WE ARE LOOKING FOR

• 10+ years of commercial general contracting preconstruction or estimating experience.


• A proven record of independently leading complete projects—not just producing portions of an estimate.


• Strong South Florida multifamily experience and a broad understanding of all major building systems and trade scopes.


• Experience developing conceptual budgets, managing design-phase estimates, leading GMP efforts, and completing subcontractor buyout.


• The ability to lead owners, architects, consultants, subcontractors, and internal teams through difficult budget and scope decisions.


• Strong communication, presentation, negotiation, organization, and follow-through.


• Advanced proficiency with Excel and Bluebeam; experience with BuildingConnected or a comparable subcontractor bidding platform is preferred.


• A collaborative, accountable leadership style with the ability to direct and develop supporting team members.
