The role may serve as the primary daily contact of owners and design teams during preconstruction and drive value engineering, risk assessment, and budgeting. Qualificações

• Bachelor’s Degree in Construction Management, Architecture or Engineering and minimum 10 years of applicable estimating, design management and/or field management experience.
• Proven experience managing preconstruction for large scale projects with emphasis on highly complex projects.
• In-depth knowledge of construction principles/practices required.
• Experience dealing with subcontracts, subcontractors and/or self-perform work.
• Experience leading successful team ventures, including development of employees and maintaining relationships with external entities and subcontractor community.
• Self starter. Highly motivated to bring results and success to the projects he/she leads.
• Ability to build trust and influence others internally and externally.
• Demonstrates behaviors consistent with McCarthy core values.
• Maintains a “value added” approach to preconstruction.
• Strong communication skills with ability to communicate to varied audiences.

Responsabilidades

• Leads interviews and interview preparation for negotiated bids.
• Assists Marketing in responses to RFPs and RFQs.
• Oversees value alternate preparation from subcontractors and internal departments.
• Fills in design gaps for incomplete documents for estimates.
• Prepares and submits contract documents for legal and risk reviews.
• Prepares qualifications and assumptions aligned with project requirements.
• Assists in the prequalification process.
• Leads internal estimate review and bid process meetings.
• Acts as Bid Captain on pursuits with post-award preconstruction phases.
• Oversees budget control during reconstruction.
• Presents deliverables to owners per guidelines.
• Attends and represents McCarthy in design and coordination meetings.
• Maintains action logs and scope issues logs.
• Prepares or oversees preconstruction schedule with buy-in from internal departments.
• Interfaces with owners and designers to maintain schedule.
• Assists in design decisions and development of solutions.
• Reviews construction schedule and ensures timely preparation of General Conditions.
• Manages and maintains consistent deliverables in approved format.
• Manages risk and defines it for the executive team.
• Ensures adherence to contractual requirements and strategic goals.
• Tracks and manages project budget and informs owner/team.
• Acts as liaison between operations, estimating, and design management.
• Represents McCarthy to subcontractors in preconstruction.
• Assists in development and training of other preconstruction staff.
• Manages relationship management plans with owners and key stakeholders.
• Builds relationships with architects and engineers and with subcontractors.
• Attends industry events representing McCarthy.
• Maintains knowledge of cost elements by bid package/uniformat.
• Manages buyout log and Exhibit One production into subcontracts.
• Sets up chart of accounts in Oracle.
• Implements Safety Programs and EEO/Affirmative Action Programs.
