Job summary

Bensonwood Homes, based in Walpole, MA, seeks an experienced Preconstruction Lead to guide projects from design through PSA to Build Contract. You will coordinate design, engineering support, estimating, and internal teams while serving as the client contact.

A sales mentality and strong communication are essential for seamless handoffs to Project Management. Required: 5+ years in construction, CAD tools, AIA contract familiarity, and a degree in a related field preferred.

Qualifications

• At least 5 years of experience in residential or commercial construction.
• Understanding of design, estimating and contract management.
• Experience with Design-Build method.
• Experience with AIA contracts and documentation.
• Bachelor's degree in a relevant field preferred.

Responsibilities

• Establish hourly budgets or use preset budgets for preconstruction contracts.
• Coordinate design development, engineering, estimating and internal meetings.
• Ensure all work performed is billable per contract scope.
• Attend daily huddles and client meetings.
• Provide weekly and monthly project reporting in the preconstruction phase.
• Collaborate with Frontline Sales to align project requirements.
• Identify and mitigate risks to achieve Build Contracts.
• Handoff to Project Management after contract execution.
• Lead process improvements in preconstruction and contract management.
• Maintain clear communication with the Director of Preconstruction.
• Support rapid sales pace with timely deliverables.
• Demonstrate leadership and teamwork.
• Uphold company standards and exceptional service.
