Job summary

Birchstone Residential seeks a Project Manager to oversee interior and exterior construction, renovation, and maintenance across assigned communities. You will manage schedules, budgets, and vendor relationships while ensuring safety and compliance with company standards.

You will lead preventive maintenance programs, mentor service teams, and coordinate with engineering, architectural, and operations leaders to deliver on-time, on-budget projects with high quality.

Qualifications

• Minimum of 5 years in multi-family construction, renovation, or maintenance.
• Leadership experience of 3+ years in a related role.
• Knowledge of HVAC, electrical, plumbing, carpentry, and building codes.

Responsibilities

• Develop, implement, and manage preventative and routine maintenance programs and initiatives.
• Plan, scope, budget, schedule, and manage all phases of construction and renovation projects.
• Collaborate with service managers, site teams, engineers, architects, vendors, and leadership to define project objectives.
• Onboard, train, and oversee service managers and service technicians.
• Negotiate contracts, manage bids, and oversee third-party contractors and vendors.
• Obtain and maintain required permits, licenses, inspections, and certifications.
• Prepare communities for and facilitate third-party inspections; monitor performance metrics.
