Job summary

The Bachrach Group is seeking a Senior Operations Manager to lead day-to-day and strategic operations across a diversified portfolio of roughly 10 properties, including multifamily, hotel, and commercial assets. You will drive value-add projects, capital improvements, and strong vendor management while maintaining tight budgets and operational controls.

You will oversee scoping, budgeting, and execution, ensuring timely handovers and consistent performance.

Senior Operations Manager — Property & Project Management

Type: Full-time

Role Overview

We are seeking a Senior Operations Manager to provide hands‑on operational leadership across a diverse portfolio of approximately 10 properties, including multifamily, hotel, industrial, and triple‑net commercial assets.

This is a highly operational, project‑driven role with significant responsibility for value‑add initiatives, capital projects, renovations, property operations, vendor management, financial controls, and process improvement. The Senior Operations Manager will oversee projects and initiatives from initial scoping and budgeting through execution, completion, and handover, while ensuring the day‑to‑day performance of the portfolio remains strong.

The ideal candidate is an experienced operator who can move comfortably between strategic planning and hands‑on execution—someone who takes ownership, drives accountability, solves problems proactively, and can manage multiple properties, projects, vendors, and stakeholders simultaneously.

  • Maintain accurate budgets, project trackers, reporting, and financial controls.
  • Develop teams and processes that produce consistent results without depending on any single individual.
  • Identify issues and operational risks early and take decisive action to resolve them.
Key Responsibilities
  • Lead day‑to‑day operations across a diverse portfolio of approximately 10 commercial and residential properties.
  • Develop and implement operational strategies that improve efficiency, profitability, asset performance, and service quality.
  • Establish, document, and continuously improve SOPs, checklists, workflows, and operational controls.
  • Monitor property performance and ensure company standards are consistently maintained.
  • Conduct regular property inspections and identify opportunities for operational or physical improvements.
  • Identify operational risks and implement corrective and preventive actions.
  • Ensure compliance with company policies, safety standards, applicable building codes, permits, and regulatory requirements.
  • Coordinate priorities across multiple properties, projects, and internal teams.
Property & Asset Management
  • Oversee the operational performance and physical condition of managed assets.
  • Maximize asset value through effective maintenance planning, capital improvements, renovations, and operational efficiencies.
  • Monitor occupancy, tenant satisfaction, lease compliance, maintenance, and overall property performance.
  • Develop and oversee preventive maintenance programs.
  • Coordinate tenant improvements, move‑ins, move‑outs, and property‑related operational requirements.
  • Partner with leasing, legal, accounting, and other internal teams to resolve property‑level issues.
Value‑Add, CapEx & Project Management
  • Lead renovation, construction, capital improvement, and other value‑add projects from initial scope through completion and handover.
  • Develop project scopes, budgets, schedules, milestone plans, and execution strategies.
  • Build and maintain project trackers and provide regular reporting on progress, budget, risks, and mitigation plans.
  • Coordinate architects, engineers, contractors, municipalities, consultants, and internal stakeholders.
  • Manage project quality, timelines, budgets, and change orders.
  • Review project scopes and identify opportunities to improve cost, quality, schedule, or long‑term asset performance.
  • Resolve project issues quickly and minimize disruption to tenants and ongoing property operations.Ensure completed projects are properly documented and transitioned into ongoing property operations.
  • Source, evaluate, negotiate, and manage contractors, suppliers, consultants, and service providers.
  • Build strong, long‑term vendor relationships while maintaining appropriate accountability and performance standards.
  • Negotiate scopes, pricing, service agreements, and contract terms.
  • Establish and monitor vendor KPIs, service levels, pricing, and performance.
  • Review work for quality, scope compliance, schedule adherence, and budget performance.
  • Address vendor performance issues and implement corrective actions when necessary.
  • Maintain current vendor information, rate cards, scopes of work, and performance records.
Tenant & Stakeholder Relations
  • Serve as a senior point of escalation for tenant and property‑related issues.
  • Respond quickly, communicate clearly, and follow issues through to resolution.
  • Build productive, long‑term relationships with tenants through proactive communication and reliable service.
  • Support lease administration, including renewals, rent collection follow‑up, arrears management, and coordination with leasing and legal teams.
  • Coordinate tenant improvements and move‑in/move‑out activities.
  • Maintain strong relationships with internal stakeholders and ensure effective communication across teams.
  • Prepare and manage annual operating and capital budgets.
  • Develop project budgets and monitor actual costs against approved budgets.
  • Monitor operating expenses, CapEx, project costs, and overall financial performance.
  • Review invoices, purchase orders, change orders, contractor payments, and vendor pricing for accuracy and compliance.
  • Build and maintain robust Excel‑based financial and operational models and trackers, including:
  • Operating and CapEx budgets
  • Project cost reports
  • Weekly operational reports
  • Budget‑to‑actual analyses
  • Analyze financial and operational data to identify cost savings and performance improvement opportunities.
  • Prepare weekly and monthly operational and financial performance reporting for leadership.
Team Leadership & Process Development
  • Lead, coach, and develop property managers, project coordinators, maintenance personnel, and administrative staff.
  • Establish clear performance expectations, responsibilities, KPIs, and accountability measures.
  • Conduct regular performance reviews and provide ongoing coaching and development.
  • Create documented processes, SOPs, checklists, and reporting systems that enable consistent execution.
  • Foster a culture of ownership, accountability, collaboration, and continuous improvement.
  • Identify gaps in organizational structure, resources, or processes and implement solutions.
Key Experience & Qualifications
  • Bachelor's degree in Business Administration, Construction Management, Real Estate, Engineering, Project Management, or a related discipline.
  • Significant hands‑on experience managing value‑add initiatives, capital projects, renovations, or construction projects.
  • Proven experience managing CapEx projects from planning and budgeting through execution and completion.
  • Strong understanding of project budgets, financial planning, cost management, and budget‑to‑actual analysis.
  • Demonstrated ability to develop, implement, and improve SOPs and operational processes.
  • Strong property operations experience, ideally across multiple asset types.
  • Ability to manage multiple properties, projects, priorities, and stakeholders simultaneously.
  • Strong vendor, contractor, and project oversight experience.
  • Working knowledge of building systems, including HVAC, electrical, plumbing, fire protection, and life safety.
  • Working knowledge of relevant local codes, permits, inspections, and compliance requirements.
  • Strong Excel skills and demonstrated ability to build and maintain detailed financial and operational trackers.
  • Experience with property management software such as Yardi, AppFolio, Buildium, MRI, or similar platforms.
  • Strong written and verbal communication skills.
  • Highly organized, detail‑oriented, and comfortable operating in a fast‑paced environment.
  • PMP certification preferred.
  • Property management certifications such as CPM, RPA, CAM, or similar are a plus.
Ideal Candidate

The ideal candidate is a senior‑level operations professional with a strong background in property operations, project management, value‑add initiatives, renovations, and CapEx.

They are hands‑on and highly organized, with the ability to move between high‑level planning and detailed execution. They understand how to manage budgets, contractors, vendors, teams, and property‑level operations while keeping projects moving and maintaining accountability.

Experience across every asset class in the portfolio is not required. We recognize that candidates may come from a primarily multifamily, commercial, hospitality, industrial, or construction/project management background. What matters most is strong operational judgment, meaningful hands‑on project experience, and the ability to successfully manage a diverse and evolving portfolio.

This person should be comfortable being highly visible and engaged in the field, spending the majority of the workweek on‑site, traveling to various properties as needed, and taking ownership of issues from identification through resolution.

  • Base salary: Starting around $150,000 - 160,000, with flexibility for the right candidate
