Job summary

Koa Maintenance Company, based in Oahu, Hawaii, seeks a Senior Operations Manager to lead janitorial and housekeeping operations across a multi-property portfolio. You will guide Operations Managers, drive service standards, and oversee labor and expenses while maintaining key client relationships.

This role requires overseeing staffing, property inspections, and cross-island travel to Maui and Hawaii Island, with a focus on consistency, quality, and financial performance.

Qualifications

• 5+ years of experience managing janitorial, facilities, housekeeping, or similar service operations.
• Experience leading other managers, not just frontline teams.
• Experience managing multi-site labor and operating budgets.
• Strong operational judgment and accountability.
• Experience with high-traffic retail, mall, hospitality, or commercial properties preferred.
• Strong client relationships and communication skills, including handling escalated issues.
• Knowledge of commercial cleaning methods and safety practices.
• Proficiency with Excel.

Responsibilities

• Lead operations across assigned commercial and retail properties.
• Directly lead and develop Operations Managers and Assistant Operations Managers.
• Establish consistent operating standards across properties and ensure execution.
• Own labor and operating expense performance across the portfolio.
• Conduct regular property inspections and drive remediation of deficiencies.
• Maintain senior-level client relationships and service reviews.
• Oversee staffing changes, scopes, transitions, and training.
• Identify inefficiencies and implement improvements for service and productivity.
• Ensure compliance with company standards and OSHA/state/federal requirements.
• Partner with the COO on staffing models, bid inputs, and priorities.
