Job summary

Quarterra is seeking a Development Manager to lead multifamily and mixed-use projects from acquisition through stabilization. You will partner with Investments, Construction, Asset Management, Operations, Legal, and Finance to drive value across the development lifecycle.

You will manage budgets, pro formas, and investment analyses while coordinating entitlements, design, and construction. Strong financial modeling and project leadership are essential.

Qualifications

• Bachelor's degree in Real Estate, Finance, Business, Construction Management, Civil Engineering, Urban Planning, Architecture, or related field required.
• MBA, Master's degree, or other relevant advanced education preferred.
• 5–8 years of progressive experience in multifamily, mixed-use, commercial, or land development.

Responsibilities

• Lead development projects through all phases of the development lifecycle, including feasibility analysis, due diligence, entitlement, design, construction, lease-up, and stabilization.
• Establish project objectives, schedules, budgets, and execution strategies to achieve targeted investment returns.
• Monitor project performance and proactively identify risks, opportunities, and challenges related to schedule, cost, entitlement, or market factors.
• Coordinate with internal stakeholders to ensure alignment across all aspects of project execution.
• Prepare and deliver regular project updates and reporting to development leadership and executive management.
• Develop, maintain, and update project budgets, development pro formas, cash flow forecasts, and investment analyses.
• Support underwriting and evaluation of development and acquisition opportunities.
• Review project plans and consultant deliverables to ensure alignment with financial, design, operational, and construction objectives.
• Collaborate with construction and design partners to identify value engineering and cost optimization opportunities.
• Build and maintain relationships with municipalities, lenders, equity partners, consultants, brokers, and community stakeholders.
