PK Housing is seeking an experienced Troubled Asset Manager to oversee a high-volume, fast-moving multifamily community currently in active lease-up with elevated resident turnover.

The role requires a decisive, resident-focused leader who balances leasing momentum with operational excellence and builds strong onsite teams while maintaining high standards. Salary starts at $65,000/year and offers incentives and growth within a growing organization.

Qualifications

• 8+ years multifamily property management experience, including lease-ups and/or high-turnover communities.
• Proven success managing occupancy, NOI, and operational performance in fast-paced environments.
• Strong leadership skills with the ability to motivate and stabilize onsite teams.
• Exceptional organizational, communication, and problem-solving skills.
• Comfortable working with data, reporting, and performance metrics.
• Proficient in Onesite, BI, and Microsoft Office.
• Ability to remain calm, decisive, and solutions-oriented under pressure.
• Flexible schedule with availability to support business needs, including occasional evenings or weekends.

Responsibilities

• Lead day-to-day operations of a busy multifamily community during lease-up and stabilization
• Drive leasing performance, occupancy growth, and renewal strategies while managing high resident turnover
• Coach and develop onsite staff including leasing, maintenance, and support teams
• Ensure leasing, retention, and customer service standards are consistently met
• Oversee rent collections, delinquency control, and policy compliance
• Maintain communication with ownership and regional leadership, providing accurate reporting
• Manage vendor relationships, contracts, and expenses to meet budget
• Keep property well-maintained, market-ready, and compliant with regulations
• Address resident concerns professionally and promptly, escalating when needed
• Support marketing initiatives and leasing events to maintain lease-up momentum
