Senior Manager, Real Estate Site Selection, Acquisition and Development
We are seeking a Senior Manager to help develop the location strategy, run the end‑to‑end site selection process, negotiate land acquisition contracts, and conduct due diligence necessary to acquire sites and grow our Data Center portfolio.
Responsibilities
- Lead land development efforts on new projects.
- Assess the entitlements process (rezonings, land use permitting, etc.) and lead relationships with government officials and community stakeholders.
- Work with internal and external commercial and technical teams to identify, define, and pursue new site selection projects.
- Build and lead teams of vendors and consultants to evaluate site feasibility.
- Assist in developing site plans that deliver best‑in‑class product consistent with market conditions.
- Lead multiple complex contract negotiations.
- Manage engineering consultants to complete technical due diligence, interpret study results, and develop commercial strategy.
- Work cross‑functionally with other internal and external teams, including Design Engineering, Legal, Tax, External Affairs, Policy and Regulatory, and Construction.
- Manage communications with project stakeholders (landowners, utility reps, economic development officers, government officials, vendors, consultants, legal counsel, internal subject matter experts, executives, customers).
- Develop solutions that meet design and business objectives.
- Participate in the full construction process to deliver all project aspects, including building, data center power, and site utilities.
- Facilitate strategy for required infrastructure improvements.
- Facilitate internal and external design and development partners for their functional area deliveries related to real estate site selection.
- Cultivate local government relationships and lead the entitlement process.
- Partner with developers and local jurisdiction and participate in local meetings and hearings.
- Prepare transaction summaries for senior management regarding progress, financial approvals, and overall deal costs/benefits.
- Develop project summaries and strategy presentations for internal teams and customers.
- Support development of processes, standards, and tools for site selection, acquisitions, and contracting.
Qualifications
- 5+ years of professional experience in site selection, project management, and/or the development of data centers, real estate, or other large infrastructure or capital projects.
- 5+ years of experience developing, negotiating and executing business agreements.
- Bachelor's degree.
- Experience managing relationships and representing business interests with governments, utilities, suppliers, and other stakeholders.
- Strong negotiation, communication, organizational and project management skills.
- High attention to detail.
- Proficiency in MS Word, Excel, and PowerPoint (Salesforce is a plus).
- Travel required.
- Ability to work independently, think creatively, and deliver results with limited direction.
- Comfort communicating commercial, market, and contractual details to management.
Preferred Qualifications
- Experience negotiating complex agreements with an understanding of legal terminology and reasoning.
- Experience interpreting technical or engineering data and making business recommendations.
