Job summary

Sherman Associates is seeking a Maintenance Technician III (Lead Maintenance Technician) to join Meridian, a 174-unit luxury housing community in Des Moines, IA. This role performs a wide range of maintenance tasks—plumbing, electrical, HVAC, carpentry, painting and landscaping—with a strong focus on safety and preventative maintenance.

Qualifications

• High school diploma or GED; completion of a craft apprenticeship or equivalent maintenance experience.
• 1-4 years maintenance or related carpentry/construction experience; residential/commercial real estate preferred.
• Boilers license or willingness to obtain one, if applicable.
• CPO certification or willingness to obtain one, if applicable.
• Own hand tools and valid driver’s license.
• Live within 30 minutes of the property to meet on-call standards.
• Excellent verbal, written and presentation skills; ability to communicate with tenants, vendors, and corporate divisions.
• Able to run errands for maintenance supplies.

Responsibilities

• Performs general maintenance including minor plumbing, electrical, HVAC, carpentry, painting, and landscaping.
• Responds to work orders and resolves resident requests within 24 hours.
• Prepare vacated units within 24 hours; paint, clean, carpet, repairs.
• Schedule and complete preventive maintenance for buildings and equipment.
• Maintain grounds and common areas in quality condition.
• Coordinate unit inspections with management and assist in budgeting.
• Assist in contracting outside vendors and obtaining bids for major projects.
• On-call evenings and weekends as required.
