A Day in the Life
As a Highwoods Senior Maintenance Technician, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service, and fostering a sense of community for our diverse customer base within the portfolio.

Key Responsibilities Include:

Monitor the building HVAC system to reach client comfort level, including monitoring water chemical treatment programs for cooling towers and logging readings Make schedule and program changes to the various functional systems to provide the most effective and efficient building environment Identify ways to make system enhancements and maintain routine contact with system representatives Monitor and maintain budgets with constant communication with the Property/Facility Manager Responsible for ordering and maintaining proper stock for repairs while following budget guidelines Be responsible for all record keeping and equipment logs on a routine basis Assist in coordination of all life safety systems inspections, service and/or repairs Investigate and monitor repeat customer-related calls and report them to the property manager Follow and update planned maintenance based on the manufacturer's recommendation on all systems Promote energy conservation, energy management programs and special lighting programs. Establish methods of tracking energy consumption Organize and maintain maintenance shop, storage, mechanical and electrical areas and tools/equipment inventory Perform routine building inspections according to company policy Perform minor repairs to plumbing, HVAC system, roof, windows and/or doorways Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc. Foster a positive and productive working relationship with client to ensure the best customer service experience and overall customer satisfaction Become proficient with the on-line service request system including hand-held application Assist with hurricane/severe weather preparedness and response Handle other duties assigned by the Maintenance Manager and/or Property/Facility Manager

Job Requirements:

Documented training/certification/license in one or more of the following fields: EPA Certified (D) HVAC Electrical Plumbing Mechanical Customer service skills Basic computer skills, MS Excel, Word, Outlook *Be available for emergency calls at night, weekends and holidays on an alternating schedule (on-Call), and Black Sky events upon client request *Fundamental knowledge of state and local building codes *Maintain a current Florida Driver's License Education: High School Diploma or equivalent required. Education from one of the following is preferred: State, county or local governmental agency Approved/sanctioned Technical Institution and/or College or University in one or more of the following fields (or equivalent on-the-job training in one or more): Electrical Construction Roofing Building Life Safety Systems Plumbing Carpentry Mechanical Experience: A combination of no less than (5) years of experience/education in commercial office building systems maintenance specifically including the following areas: Mechanical/HVAC, Electrical, and Plumbing. Any education/training experience must be from a reputable Technical Institution or College. Strong communications, organizational and mentoring skills highly desirable. Work Environment: While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold/hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders. Physical Demands: The physical demands described here are representative of those required by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must use hands to handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above head. The employee must occasionally lift, push or pull up to 50-pound items. Specific visual acuity required by this job include close, distance, color, and peripheral vision; and depth perception. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.
