The Senior Maintenance Technician will operate, maintain, monitor, and control the Headquarters building systems and equipment to improve quality, performance, and reliability of the workplace environment. Responsibilities include managing HVAC systems, compressed air systems, DDC/Building Energy Management Systems, and preventative maintenance programs. The position is based at our Bloomington, MN Headquarters.

Role Responsibilities:

1. Operate and maintain mechanical systems including boilers, air compressors, chillers, cooling towers, ventilation, A/C, and other support systems.
2. Evaluate and recommend improvements to building control systems, programs, and schedules to optimize temperature control, ventilation, air quality, and safety.
3. Support and evaluate existing system maintenance needs, recommending changes for efficiency and energy savings.
4. Monitor energy savings and sustainability activities, tracking improvements for reporting.
5. Maintain adequate levels of maintenance materials and supplies, utilizing inventory control systems.
6. Propose improvements to procedures, schedules, and facilities to enhance service quality, keeping supervisors informed.
7. Collaborate with other departments and ensure a clean, attractive, and comfortable environment.
8. Oversee maintenance contractors to ensure quality and cost-effectiveness.
9. Assist in planning future service and equipment needs for budget preparation.
10. Improve operational procedures and reduce costs for the Headquarters complex.

Minimum Qualifications:

• 2 years of schooling
• 3 years of related experience in an HVAC environment

Preferred Qualifications:

• Vocational degree in mechanical field with at least 5 years of HVAC experience or 7 years in electrical, mechanical, and computer (DDC) environments, including 3 years in HVAC.
• Class C Boilers License or willingness to obtain one.
• Universal Refrigeration Certification or willingness to obtain one.
• Ability to read and modify blueprints.
• Availability to be on call and work irregular hours for emergency repairs, working independently as needed.

Hourly pay ranges from $33 to $45, depending on experience and qualifications. The role is eligible for overtime as per regulations. Benefits include health coverage, 401(k), paid time off, parental leave, and more.
