Job summary

Tailwind Group is seeking a Maintenance Manager for The Outpost in Waco, TX. You will lead a maintenance team, perform repairs, and partner with the Property Manager to keep the property running at a high level.

This full-time, on-site role requires strong customer service, organizational skills, and a proactive approach to maintenance and safety. Compensation includes a competitive hourly rate and bonus potential.

Qualifications

• Three or more years of experience in building maintenance (student housing a plus).
• Experience with appliance and HVAC repair is required; EPA Level II certificate or higher preferred.
• One or more years of supervisory experience preferred.
• Pool service knowledge; CPO certification preferred or may be required.
• Valid driver’s license required.

Responsibilities

• Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members.
• Maintain curb appeal through daily property walks and grounds maintenance.
• Perform general repairs in apartments, common areas, and building systems (electrical, plumbing, HVAC, appliances, drywall).
• Lead maintenance for turnover and make-ready, including furniture removal/installation.
• Oversee temporary staff and contractors; manage work orders to company standards.
• Collaborate with Property Manager to meet service standards and on-time work orders.
• Assist with vendor bids and manage contractor relationships; ensure quality service.
• Respond to after-hours emergencies and on-call duties.
• Develop/execute preventative maintenance to minimize costs.
• Maintain maintenance areas and inventory; ensure proper asset tracking and logs.
