Job summary

Fairfield Residential in San Jose is seeking a Senior Maintenance Supervisor to lead maintenance operations at Eaves West Valley. You will perform hands-on repairs, manage the maintenance team, and oversee service requests to keep residents satisfied.

This role requires a high school diploma, EPA and CPO certifications preferred, 3+ years of hands-on experience, and proficiency with Yardi and Microsoft Office. A valid driver's license is required, with on-call and weekend/evening shifts.

Qualifications

  • High school diploma or equivalent required.
  • HVAC-EPA Type II or EPA Universal preferred; certification within 90 days if not held.
  • CPO certification preferred; required within 90 days if not held.
  • Valid driver's license required.
  • 3+ years of hands-on apartment or building maintenance experience.
  • Supervisory experience required.
  • Experience with Yardi or similar PM software.
  • Knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Ability to read budgets.
  • Strong written and verbal communication; customer service oriented.
  • Proficient with MS Outlook, Word and Excel.
  • On-call availability; ability to work weekends/evenings/holidays.

About the Role

As a Senior Maintenance Supervisor, you'll lead the maintenance operations for one of our apartment communities, ensuring everything runs smoothly and residents love where they live. This role combines hands‑on technical work with team leadership and operational oversight.

Property Maintenance


  • Oversee and perform maintenance repairs across the property.

  • Schedule and monitor preventative maintenance.

  • Respond to after‑hours emergencies as needed.

  • Ensure compliance with safety and company policies.

What We're Looking For


  • High school diploma or equivalent required.

  • HVAC-EPA (Type II) or EPA Universal certification strongly preferred. Associates hired without an EPA certification will be required to obtain within 90 days of hire.

  • Certified Pool Operator (CPO) certification strongly preferred. Associates hired without a CPO certification will be required to obtain within 90 days of hire.

  • Valid driver's license is required.

  • Three or more years' hands‑on apartment or building maintenance experience required.

  • Supervisory experience required.

  • Experience with Yardi or other property management accounting software.

  • Strong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair work.

  • Ability to read and comprehend budgets.

  • Professional verbal and written communication skills.

  • Superior customer service skills including the ability to manage difficult customers and/or situations.

  • Experience using Microsoft Outlook, Word, and Excel.

  • Availability to be on-call and responsive to after hour emergencies.

  • Ability to work a flexible schedule to include weekends, evenings, and holidays.


Estimated Rate of Pay

$38.46 - $50.00


This position is non-exempt; the range above reflects hourly rates.


The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:
