Position Information:

  • Pay Range: $31.00 - $34.00 hourly (DOE)
  • Work Schedule: Monday – Friday (8:30AM - 5:30PM)
  • This position does not come with a comped apartment unit
  • Non-Exempt

Job Summary

Under the supervision of the Community Manager, the Sr. Maintenance Manager is responsible for maintaining the overall appearance and maintenance needs of the community. Responsibilities include curb appeal; supervising maintenance staff; coordinating make-readies and move-ins/move-outs; performing general repairs; conducting preventative maintenance; and overseeing construction/rehabilitation needs of the community.

The selected candidate will collaborate with the Community Manager to assist in achieving occupancy goals and providing a quality living experience.

Essential Functions

This description identifies the essential functions and requirements. The incumbent may be asked to perform other responsibilities as needed.

  • Supervise daily activities of the maintenance team, applying GK policies and procedures.
  • Prioritize work assignments, evaluate performance, and ensure standards are met.
  • Coordinate move-in schedules and ensure timely completion of repairs, including unit turns within 5 days.
  • Perform and supervise repairs on the property, including common areas and units.
  • Work with vendors, obtain proposals, and ensure quality work.
  • Manage service requests through Onesite; complete work orders within 24-48 hours.
  • Communicate with the Community Manager about work status and potential issues.
  • Maintain inventory of supplies, schedule preventative maintenance, and conduct inspections.
  • Perform painting, lighting inspections, and routine maintenance.
  • Keep work areas organized and maintain a clean environment around the property.
  • Maintain landscaping, pool areas, and common areas cleanliness.
  • Ensure safety policies and procedures are followed, report issues, and participate in safety meetings.
  • Respond promptly to complaints and requests.
  • Assist in performance evaluations and ensure compliance with company policies.
  • Maintain a flexible schedule, including weekends, evenings, and holidays.

Other Responsibilities

  • Lead and motivate staff, ensure key control, and present a professional attitude.
  • Perform additional duties as assigned.

Knowledge, Skills, and Abilities

  • Effective interaction with management, co-workers, visitors, and residents.
  • Customer service skills, attention to detail, organization, and problem-solving abilities.
  • Ability to work independently, read/write/speak English proficiently, and use basic computer applications.
  • Knowledge of maintenance services, tools, equipment, and budget management.

Minimum Qualifications

  • 6+ years in maintenance or related industry.
  • Experience in multifamily property management preferred.
  • Ability to handle pressure, organize, prioritize, and communicate effectively.
  • Knowledge of Fair Housing, OSHA, and work order management software.

Standard office equipment, tools, and maintenance supplies.

Physical Requirements

Active role requiring standing, walking, bending, lifting (over 60 pounds with assistance), and visual acuity.

Working Conditions

Primarily in an office environment, with periodic work in disaster or outdoor settings.
