Qualifications

• Three years of experience or training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance.
• Completion of a two-year vocational technical program in general building construction, construction technology, or engineering plus one year of related experience.
• Twelve semester hours in construction management, construction technology, or engineering, plus one year of related experience.

Responsibilities

• Lead worker over assigned maintenance personnel; directs work assignments, coordinates workflow, and inspects completed work.
• Surveys maintenance jobs and ensures tools, materials, equipment, and resources are available.
• Provides guidance, training, and technical assistance to subordinate maintenance personnel.
• Performs advanced installation, replacement, modification, troubleshooting, and repair of HVAC, refrigeration, plumbing, and mechanical systems.
• Repairs and maintains pumps, compressors, motors, air handlers, cooling towers, controls, and related mechanical equipment.
• Performs advanced welding and metal fabrication, including aluminum, stainless steel, and other non-ferrous metals.
• Operates machining and fabrication equipment to manufacture or repair parts for maintenance.
• Troubleshoots equipment failures, estimates repair costs, and requisitions required supplies and equipment.
• Reads and interprets blueprints, plans, and technical drawings and oversees maintenance projects to ensure work is completed safely and according to specifications.
• Maintains required maintenance records and documentation and performs emergency repairs, special projects, equipment moves, and other duties as assigned.
