Job summary

Socket.dev seeks a Maintenance Director in Minnesota to lead campus maintenance and grounds, supervise staff, manage budgets, and coordinate with executive leadership. The role focuses on safety, contract negotiation, and ensuring all properties remain market-ready and compliant with regulations.

Qualifications

• Four-year degree or at least six years’ experience on a multifamily campus, hospital, nursing home, or senior living community.
• Valid Driver’s License and clean driving record.
• Experience relating to aging population.
• Excellent communication skills, both oral and written.
• Experience supervising staff with good judgment.
• Strong organizational and time management skills.
• Sound knowledge of property management practices.
• Broad knowledge of physical plant issues including HVAC, mechanical, electrical systems, exterior and interior maintenance.
• Ability to negotiate service contracts to deliver quality at best value.
• Ability to develop and adhere to operating budgets.
• Proficient with computers; capable of documenting and tracking activities.
• Effective team member, fostering cooperation across staff.

Responsibilities

• Adhere to directives per Handbook and ensure maintenance staff compliance.
• Maintain positive relationships with residents, families, staff, and board members.
• Supervise campus maintenance and grounds personnel; provide direction and evaluate performance.
• Monitor time off, conduct annual reviews, and administer disciplinary procedures.
• Develop safety programs and OSHA-compliant practices.
• Oversee appearance and upkeep of buildings and grounds; conduct daily rounds.
• Collaborate with executives to monitor move-ins/move-outs and ensure turnover readiness.
• Manage finances: review invoices, approve expenditures, prepare department budgets.
• Identify needs, plan projects within budget constraints, and source supplies.
• Negotiate and oversee contracts for building services (fire safety, HVAC, landscaping, etc.).
• Keep contracts current and competitively bid for best value.
• Track insurance and vendor data; maintain inventory and preventative maintenance plans.
• Plan capital projects and oversee implementation.
• Serve on management team and report regularly to the Executive Director.
• Other duties as assigned.
