Job summary

Sunshine Villa, A Merrill Gardens Community, is seeking a Senior Living Maintenance Assistant to support residents by performing maintenance across plumbing, electrical, HVAC, painting, carpentry, and landscape. The role requires attention to safety and timely completion of tasks in a caring senior environment.

As part of a Merrill Gardens community, you will collaborate with a team to maintain common areas and respond to emergencies, ensuring a safe, dignified living space for residents.

Qualifications

• Knowledge of building maintenance across plumbing, electrical, HVAC, and carpentry.
• Familiarity with MSDS and safety procedures.
• Ability to repair walls, doors, windows, flooring, and fixtures.
• Capability to perform painting and basic carpentry tasks.
• Comfort completing work orders promptly and documenting safety issues.

Responsibilities

• Perform general maintenance projects across plumbing, electrical, HVAC, painting, carpentry, and landscape.
• Maintain walls, doors, windows, furniture, and woodwork in common areas.

Our Maintenance Assistants are responsible for:

• Performing general maintenance projects, including installations and repairs involving plumbing, electrical equipment, fire and sprinkler equipment, HVAC, landscape, carpentry, painting, and equipment repair.
• Understanding and having knowledge of Material Safety Data Sheets (MSDS).
• Ensuring that walls, floor coverings, doors, windows, furniture, and woodwork in common areas are properly maintained and repaired.
• Basic prep and painting abilities.
• Repairing and maintaining vacated rooms in a timely manner, including painting walls and cleaning carpets.
• Responsible for all in-house plumbing, e.g., sinks, toilets, and bathtubs.
• Handling minor electrical work, e.g., light switches, wall outlets, and garbage disposals.
• Painting all apartments and common areas.
• Repairing, cleaning, and maintaining all carpet, floor coverings, and furniture.
• Completing all work orders in a timely manner while noting any other work completed at the location.
• Documenting safety issues and physical plant deficiencies per local, county, state, and federal guidelines.
• Assisting with preventative maintenance and cleaning of community vehicles (buses, cars, vans).
• Assisting with training and development of safety procedures and hazard communications.
• Performing any other duties assigned by the Maintenance Supervisor, Regional Maintenance Supervisor, or General Manager.
• Responding immediately and appropriately to all accidents and emergencies based on established protocols.

**If you are someone with:**

• High school diploma or equivalent preferred. (Must be at least 18 years of age.)
• 1-3 years of related experience or training; or equivalent combination of education and experience.
• Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating, and HVAC skills.
• Preferred knowledge of fire suppression & irrigation systems.
• Preferred motor vehicle maintenance ability.
• Flexibility to work evenings and weekends as necessary.

Actual pay rate within the stated pay range is determined based on relevant factors in compliance with state and local wage laws.

Physical Requirements:
