Sunshine Villa, A Merrill Gardens Community, is seeking a Senior Living Maintenance Assistant in California to support residents and maintain the community’s facilities. The role covers plumbing, electrical, HVAC, painting, and general upkeep with a focus on safety and resident comfort.

Candidates should have a high school diploma (18+), 1–3 years of related experience, and flexibility to work evenings/weekends.

Competenze

• High school diploma or equivalent preferred. (Must be at least 18 years of age.)
• 1–3 years of related experience or training; or equivalent combination of education and experience.
• Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating, and HVAC skills.
• Preferred knowledge of fire suppression & irrigation systems.
• Preferred motor vehicle maintenance ability.
• Flexibility to work evenings and weekends as necessary.

Mansioni

• Perform general maintenance projects, including plumbing, electrical, HVAC, carpentry, painting, and equipment repairs.
• Ensure walls, floors, doors, windows, and furniture are properly maintained in common areas.
• Repair vacated rooms promptly, including painting walls and cleaning carpets.
• Maintain in-house plumbing such as sinks, toilets, and bathtubs.
• Handle minor electrical work like switches and outlets.
• Paint apartments and common areas as needed.
• Complete work orders timely and document safety issues per guidelines.

Our Maintenance Assistants are responsible for:

• Performing general maintenance projects, including installations and repairs involving plumbing, electrical equipment, fire and sprinkler equipment, HVAC, landscape, carpentry, painting, and equipment repair.
• Understanding and having knowledge of Material Safety Data Sheets (MSDS).
• Ensuring that walls, floor coverings, doors, windows, furniture, and woodwork in common areas are properly maintained and repaired.
• Basic prep and painting abilities.
• Repairing and maintaining vacated rooms in a timely manner, including painting walls and cleaning carpets.
• Responsible for all in-house plumbing, e.g., sinks, toilets, and bathtubs.
• Handling minor electrical work, e.g., light switches, wall outlets, and garbage disposals.
• Painting all apartments and common areas.
• Repairing, cleaning, and maintaining all carpet, floor coverings, and furniture.
• Completing all work orders in a timely manner while noting any other work completed at the location.
• Documenting safety issues and physical plant deficiencies per local, county, state, and federal guidelines.
• Assisting with preventative maintenance and cleaning of community vehicles (buses, cars, vans).
• Assisting with training and development of safety procedures and hazard communications.
• Performing any other duties assigned by the Maintenance Supervisor, Regional Maintenance Supervisor, or General Manager.
• Responding immediately and appropriately to all accidents and emergencies based on established protocols.

Actual pay rate within the stated pay range is determined based on relevant factors in compliance with state and local wage laws.

Physical Requirements:

This role involves frequent standing, walking, lifting (up to 90 lbs), pushing/pulling, and other physical activities. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
