Qualifications

Responsibilities

• Supervise maintenance staff and contractors.
• Ensure compliance with HUD, Spectrum and other regulatory standards.
• Interact with residents with sensitivity; report concerns.
• Establish inventory management for equipment and supplies.
• Develop specs for hiring contractors and assist in bid procurement.
• Prepare purchase orders for approva­l; assist with annual budget and cost control.
• Perform or delegate mechanical tasks and repairs; maintain preventive maintenance schedules.
• Inspect the property and maintain building systems and grounds.
• Prepare vacant units for re-rental; oversee pest control inspections.
• Ensure on-site staff presence 24/7 for emergencies; participate in snow removal.
• Report accidents or safety concerns; provide emergency/back-up coverage as assigned.
• Coordinate with construction supervision and safety teams.
