Job summary

Discovery Management Group is seeking a Director of Facilities for Discovery Commons Orland Park.

Oversee all building, grounds and maintenance operations to keep the environment safe, well‑maintained and resident‑focused, with leadership of staff, vendor management and regulatory compliance. This full‑time, on‑site role offers a salary of $56K–$60K per year plus a 10% annual bonus, a Mon–Fri schedule with on‑call coverage, based at 7420 West 159th Street, Orland Park, IL.

Qualifications

• High School Diploma or technical degree in a related field.
• Minimum of 4 years in a maintenance leadership or supervisory role.
• HVAC certification, licensure, or equivalent training preferred.
• Knowledge of electrical systems, plumbing, fire panels, and emergency systems.
• Experience overseeing housekeeping, laundry, or transportation operations.

Responsibilities

• Manage daily maintenance and facility operations to ensure safe, functional environments.
• Develop and implement preventative maintenance programs in line with standards.
• Supervise and evaluate maintenance staff and related teams.
• Ensure HVAC, plumbing, electrical, and fire systems operate reliably.
• Oversee vendor contracts, service agreements, and capital projects.
• Monitor budgets and support capital planning and cost controls.
• Inspect apartments prior to new resident occupancy.
• Support renovations and refurbishments to maintain quality environments.
• Ensure compliance with life safety and environmental regulations.
• Participate in Safety Committee and disaster preparedness planning.
• Prepare departmental budgets and manage variances.
• Respond to after-hours emergencies and provide on-call support.
• Foster a service-first, resident-centered culture in operations.
