Impact Housing seeks a Senior Lead for Business Development in California to originate third‑party work for our integrated design‑build‑manufacture platform. Targets are affordable and market‑rate multifamily developers, GCs, architects, housing authorities and nonprofits across California, with emphasis on repeat clients.
This role owns the top of the funnel, runs first meetings, qualifies opportunities, and hands off to close.
Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California.
Our mission is to continuously evolve the world's most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built-driving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects.
To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.
We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development.
The foundation for our success is firmly in place. Join us as we scale our operations, transition into a higher-capacity manufacturing facility powered by smart automation and robotics, expand our production capacity by more than 3x in the Western U.S., and prepare for future national growth.
The Senior Lead, Business Development originates third-party work for Impact Housing's integrated design-build-manufacture platform. The target market is affordable and market-rate multifamily developers, general contractors, architects, housing authorities and nonprofit sponsors across California, with a concentration on repeat developers building standardized projects of one hundred to two hundred fifty living units.
This position owns the top of the funnel through qualified introduction. It identifies and warms targets, runs first meetings, qualifies opportunities against Impact Housing's manufacturing criteria, and hands off to the Senior Manager or the Head of Business Development to close. It is the only position on the team carrying a commission, and performance is measured on weekly activity volume and quarterly qualified‑proposal output.
Full‑time employee. Base salary plus commission tied to qualified proposals and closed contract value.
Years of Experience: 6-10 years in business development, sales or origination, of which at least four must be in real estate, construction, building products or modular and offsite construction.
Prior Experience: Real estate, construction or manufacturing sales. A demonstrated record of carrying and meeting a quota or defined activity targets is required, as is an established and verifiable California network among multifamily developers, general contractors, architects, lenders or housing consultants. General sales experience outside these industries is not a substitute.
Bachelor's degree required. Preferred disciplines: business, real estate, marketing, communications, construction management or a related field. An MBA or a master's in real estate development is advantageous.
This position is based in Los Angles with frequent travel across California for client meetings, site visits, conferences and industry events, plus periodic visits to the Yorba Linda manufacturing facility. The role requires the ability to walk active construction sites and development parcels and to wear required personal protective equipment. Some evening and early‑morning work is expected around conferences and client schedules.
