Job summary

RichSmith Management is seeking a Lead Service Technician to oversee maintenance operations across eight apartment communities in Jonesboro AR and nearby regions. The role involves leading on-site teams, implementing preventive maintenance, and guiding capital projects while ensuring compliance and timely inspections.

The ideal candidate has HVAC certification, 3+ years of regional maintenance leadership, and strong skills in project management, budgeting, and vendor coordination.

Qualifications

• HVAC Certification or EPA Type 2 or Universal required.
• Minimum 3 years of regional or senior maintenance experience.
• Experience in new construction, remodeling, and building systems (roofing, fire suppression, etc.).
• Ability to coordinate emergency repairs and manage subcontractors.
• Proficient in carpentry, electrical, plumbing, and painting.
• Strong project management and contract negotiation skills.
• Frequent travel and adaptable schedules.
• Strong communication and team leadership skills.

Responsibilities

• Direct daily maintenance operations at multiple communities.
• Supervise and train on-site techs, groundskeepers, and other maintenance personnel.
• Implement preventive maintenance plans and major capital projects.
• Conduct Physical Needs Assessments and assist with budget planning.
• Review and manage warranties and vendor relationships.
• Assist with new construction inspections and punch lists.
• Lead site visits and readiness for state physical inspections.
• Develop companywide maintenance policies and training programs.
• Monitor expenses and suggest cost-saving strategies.
• Participate in hiring, evaluations, and training of maintenance staff.
• Stay informed on industry regulations, trends, and compliance standards.
